Do it Yourself or Hire a Contractor?

The State of Hawaii has strict rules regarding renovation of real property. A building permit is required if the cost or addition/renovation is over $1000 including materials and labor. Any work that would normally require a building permit such as a retaining wall, plumbing or electrical renovations must be performed by a licensed contractor.

There is a provision for an owner to act as his own contractor. Owner Builders have thier own set of rules to follow. More information will be provided in my next blog so check back.

You may be able to hire a contractor who specializes, like a painter but if your project requires several disciplines you will probably have to hire a general contractor. Look for a license code "B" next to their license number as this denotes a general contractor.

Be sure to check the status of the license of any one claiming to be a contractor and the type of license they hold, i.e. General Contractor or Specialty Contractor. This is easily done by going to the website of the Department of Commerce & Consumer Affairs aka DCCA. www.businesscheck.hawaii.gov

Be sure to keep copies of all contracts, license numbers and checks written. You will need to provide these when it's time to sell your home.

Empty Those Buckets, It's Rainy Season.

Yesterday I went to preview a vacant home. When the former occupants moved out they left behind plastic drawers, toys and pet dishes, the yard was still littered with them. The heavy rains have filled them up leaving perfect breeding ponds for mosquitoes. Many tropical viruses like Dengue are spread by mosquitoes and although Hawaii has never had a home grown case, Dengue has been found in travellers from other parts of the world. We certainly don't want it to get a foothold here.
Keeping the mosquito population under control is critical to reducing the threat to our Islands from this and other mosquito transmitted diseases. In the past, the Department of Health could be called on to treat infestations but due to budget cuts can no longer do so. It's up to us.
The Hawaii Dept of Health is asking homeowners to check around their homes for standing water that could be a breeding ground for mosquitoes. Empty anything that could hold water including buckets, flower pots, rain gutters and the like. Bromeliads and other plants with tightly formed leaves should also be shaken to empty the water that has collected in thier cup.

Let's all stay healthy in 2011

Santa's resting after his long night.

After his long night of delivering presents around the world Santa and Mrs. Claus chose Hawaii for their well deserved vacation. They were seen last night frolicing with their boots off in the fountains of Honolulu Hale (City Hall).

Oh and by the way, the Obama clan is here too.
