Have you noticed how many agents have exited the real estate market and are taking other jobs? Yes, it was discouraging to see my income drop by 50% but I can't think of another job opportunity that will allow me to work the hours I do and take all these vacations every year.

I chose to keep my full time assistant and took home less $$$ because of that decision but I also know that I will stay of top because of it. If you are tempted to pursue another career then find someone in your area that is still making good money and see if they will meet with you for some encouraging words. We are all in this together! The answer is NO! What if I accidently disclosed my seller's information? (hasn't happened yet but who knows what could happen in a conversation?)

A dedicated and professional Buyer's Agent will have another agent handle their calls and showings when they are not available. If a Buyer's Agent is working with a Buyer then I think they should represent their client by doing the due diligence and proper paperwork.

My fiduciary duty is to my Seller not another agent's buyer. If your Buyer's Agent doesn't want to have another agent in their office take care of their business when they are out of the office, then maybe it is time to find another agent.

Personally, the first question I ask when a buyer calls me is "Are you working with another real estate agent ?" If the answer is yes, then I refer them back to their agent. I do this not only because of my fiduciary duty to my Seller but also because I don't want to take another agents buyer from them. Even though the agent may not have a written agreement with them, they have probably already invested their time and money showing them properties or emailing them information. I never want to interfere with another agent's business and I wouldn't want it done to me. Many times I have called their agent to let them know that their client is calling other agents and maybe it is time to give them a call. Lets face it...the Buyer's Agent is most likely in contact with them but the Buyer finds it more convenient to call the number on the real estate sign.

Remember...We are all in this business together and we need to treat each other fairly!

It's days like this that remind me of the glory of the Lord and all the beauty that He has given us. Don't get so BUSY with life that you can't ENJOY LIFE! its raining..its pouring..the old lady's snoring.....

Well I wish I had been! I don't know what it is but everytime Asheville has a few days of rain, all the buyers want to see property. Don't get me wrong, I'm not complaining, I just wonder where they were earlier in the week when our temps got into the high seventies :-)

I did get an offer on one of the properties so it was a good day! I have noticed many new buyers coming into our area in the last couple of weeks. Must have something to do with everything being in bloom. May the rainy days hurry back!
