Using this same example, a buyer submits an offer and the two of you agree on a selling price of $325,000. You have made out like a bandit. You received $25,000 more than your home is worth.

The buyer then takes a copy of the agreement to their mortgage company for their approval. In this scenario, the buyer has a down payment of $15,000. The lender, in doing their appraisal of the property, determines that the value of the property is $300,000. The buyer has 5% of this and will require a $285,000 loan.

In order for the mortgage lender to fund this sale, the buyer will be required to come up with the additional $25,000. Their down payment will now become $40,000. Chances are this sale will die at this point. Mortgage companies, like real estate agents and property appraisers, have access to the history of property sales.

So you can see that over pricing real estate will waste your time. You should also consider that with access to the internet, buyers can now find the information they are looking for. Not only will you not receive any offers, chances are there will be very few viewings.
