I Want To Sell My Home - What Are Chattels And Fixtures?

When selling a home, you will have to decide what you want to take and what has to be left behind. Here are some ideas.

Chattels. These involve items that can be easily moved. These include appliances, area rugs, draperies and furnishings. Sometimes a buyer will request these in their offer. All chattels included in the transation should be clearly stated and it is a good idea to include model and serial numbers.

Fixtures. These include items that are attached to the home. An example are electric light fixtures. A common one is the dining room fixture. If the seller wants to take it with them, it should be stated and replaced with another one.

In the real estate business, the entire agreement must be in writing. Therefore, make sure your idea of the purchase and sale is clearly stated. If something is left out and you want to include it later, it might be difficult if not impossible.

Additional Closing Costs When Buying A Home

There are some additional closing costs buyers can encounter when buying a home. These are referred to adjustments.

  • Property taxes. In some cases the seller has paid the property taxes past the closing date. The buyer will be expect to compensate the seller for this amount.
  • Propane or oil heating. When a property has this type of heating, the buyer will be expected to pay the seller the cost of a full tank, which they will fill on closing day.
  • Condo fees. In most cases condo fees are paid on the first day of the month. If the transaction closes on any other day, the buyer will pay the seller for the number of days that have been paid.
  • Alarm system or other rental equipment. Sometimes the buyer will assume the rental of a service. If the transaction closes on any other day than the date payment is due, an adjustment will be made.

This is a partial list of adjustments that could influence your closing costs. Ask what you will be responsible for so there are no surprises on closing day.

All real estate transactions are unique. Both buyers and sellers should consult with a lawyer prior to signing any documents.

Photo Tips To Sell Your Home - Make Each Picture Worth A Thousand Words

Here are some photo tips to help sell your home. They say a picture is worth a thousands words, so with a little of preparation, you can make it count.

  • Bathrooms. Most bathrooms don't photograph well due to the fact they are so small. If you must include them in your marketing program use these ideas. Make sure the toilet seat is down and remove everything from the counter top and toilet tank. De-clutter the room as it is small and you need to make it appear as large as possible. Also make sure it is sparkling clean.
  • Kitchen. De-cluttering this room is a must as well. Clear all counter tops and put your small appliances away. Sparkling clean is a must here as well.
  • Bedrooms. Dusting the furniture is necessary here. Clear personal items off the dressers and night tables.
  • Kids bedrooms. If their name is on a wall, make sure it is not included in your photos. If so, paint over it. Consider removing all items in the room that will determine if it is a boys or girls room.
  • Dining room. Set the table with your best dishes. Include some candles and light them for the photos.
  • Family room and living room. Make it look cozy but at the same time don't clutter. Lighting the fireplace will create a warm and inviting picture.
  • Basement. This usually includes a recroom and possibly a bedroom. Since a basement is generally below grade, proper lighting is necessary.
  • Front of the house. Try taking some photos on a bit of an angle. You might find that these will better represent your home.
  • Family photos. Remove all of these and don't include any in the photographs of your home.
  • Pets beds and dishes. Not everyone loves Fido and Fluffy. Make sure their beds and dishes don't appear in your photos.
