I have been pretty active on AR for the past two months. It has been a great experience over the last few months since I have been blogging. I put off blogging for so long because I did not see the value in it. Real estate is local so I do not have to blog. I host a successful weekly radio show here in Phoenix. Why do I need to blog?

Now, I understand the importance of blogging and connecting to a national community on AR. We have to become experts in our local markets and blog about our expertise. We have to become known as the local professional expert in real estate. We accomplish this by blogging on AR, submitting articles to other web sites, and connecting with other professionals around this great county. I got it!

So, I am blogging away on Friday as normal. I receive this email from AR support. It stated that I am doing an outstanding job when it comes to blogging great content. They liked my personal blog on my Top 2 Secret Tips on why I am a great blogger-COFFEE AND JACK(nOT JACK DANIELS) Jack stands for JackFM on itunes. So, I received an extra 1,000 points for blogging.

PHOENIX REAL ESTATE LIVE RADIO SHOW TODAY TUNE IN

I would like to encourage other realtors to start their own real estate talk radio show in their local market. I have been on the radio for the last three years and enjoy every minute of it. I am the number real estate talk radio show here in Phoenix. I am on every Saturday for two hours. You would be amazed how fast it goes.

Here are the steps that I have taken to position myself in Phoenix:

  • Research the radio station that matches up with your intentions
  • Develop one stop show for real estate investors-Set up a Dream Team
  • Be consistent each week on the radio to develop loyal listeners
  • Have workshops once per month to meet the public

  • Obtain sponsors for the show
  • Be ready to sacrifice time and money at initial start
  • Set up podcast on web sites
  • Blog on Active Rain

I have a client who has spent the last twenty years in four major cities due to job relocations. He is married with three children. The husband and wife came to me to talk about relocating with the following criteria:

  • Country-simple life
  • Next to lakes and rivers
  • All four seasons
  • Great jobs to maintain lifestyle
  • People are people and not fake
  • Neighbors are real neighbors
  • Fun activities for the kids when it comes to nature
  • House with land
  • Smaller city where everyone knows each other at the corner store

We had about an hour chat. So, I have listed their criteria above. I need your assistance in recommending a few places on where to advise them to search. Their move will not happen over night. However, this couple would make a great referral to someone who has the right solution for them. Are you the one?

Should I Work With A Buyer's Agent? - A Seller's Agent? A Dual Agent?

You should understand from the beginning of your relationship with your real estate agent what type of relationship exists. In most states, real estate agents (both brokers and sales associates alike) are required by law to let consumers know whether they represent the buyer or the seller.

In the past, real estate agents represented the seller exclusively, whether the agent helped a seller to market and sell the home or helped a buyer find and purchase the home. In other words, agents were at one time legally bound to represent the seller in a residential real estate transaction. In that same scenario, the seller paid both the listing agent and the agent who brought the buyer.

However, in today's real estate market, you may find that you can choose between a wide variety of options for representation. If you want to sell a home, you can work with a "seller's agent". If you are purchasing a home, you can work with a subagent of the seller's agent and, in many areas, you can engage an exclusive "buyer's agent".

An additional situation in some states is dual agency. This type of agency exists when the buyer decides to have the seller's agent prepare the offer on the buyer's behalf. A buyer who elects this situation, and all additional parties to a transaction, should receive full disclosure of representation. In some states, dual agency also affects the real estate professional's fiduciary responsibilities to the seller.

Keep in mind that real estate laws differ from state to state and even from locale to locale. And within this framework of variety, laws can change.
