The Home Buying Process
1) Obtain Financial Pre-Qualification
and Pre-Approval
2) Choose Your Realtor & Start Selecting Properties
3) View Properties
4) Write an Offer to Purchase
(During this time you will give an Earnest Money Deposit)
5) Your Realtor Will Negotiate the Offer for you
6) 1 of 3 things will happen to the Offer:
Rejected Counteroffer Accepted
7) Once Agreement is reached - You sign and
Accept the Contract
8) Once Under Contract:
Have Your Inspection
Remove any Contingencies
Complete Mortgage Application (Appraisal, Credit Report, Verifications)
9) After Your Loan Application Is Submitted
It Will Go Into Underwriting
10) Your Closing Attorney Will Schedule The Title Search and Exam the Title
And Order Title Insurance
11) Close on the Property
12) Take Possession of Your New Home

Appraisal
Credit Report

What is a HUD Home?
A HUD home is a 1 to 4 unit residential property acquired by HUD as a result of a foreclosure action on an FHA-insured mortgage. HUD becomes the property owner and offers it for sale to recover the loss on the foreclosure claim.

What is a SHORT SALE?

In a short sale, the seller arranges with their mortgage lender to accept a price that's less than the amount they owe on the property.
