Give me your War stories on Short Sales!

Okay, today I'm so frustrated with the Banks in dealing with short sales. I know I am not alone in this frustration but instead of lamenting on the terrible outcome, I want to get some feedback on any shortsale transactions here in southern california especially that it seemed that the bank was in denial of the value of the now current home. Or that after repeatedly sending all the documentation they indicate "we have never received it".

I know this may just seem the rantings of a wild woman, but i want to take this to my congresswoman and being armed with the voices of many, not just me, maybe, just maybe someone will hear!!

Not guaranteeing but I understand that the banks just don't care, I do. How many time have we met with the distraught sellers, those that are losing everything. We as resltors try our best to do good for them and maybe take away some of the stress they feel only to take on the banks that are seeming to do everything they can to add stress and confusion to the matter. With all the numbers being published in the newspaper, I want to scream,"These are human beings, who aren't having the federal government step in and bail them out!" While some of the population seems to feel that the people involved got themselves into this mess, I hardly see that. I see people who gave their heart and sole into a home, put large downpayments(life savings) who wanted to stay but the banks have made it difficult with all the red tape.

Do you know where your RE license really is?

Well this weekend i received an odd call, my broker, he had to ask if I had something to tell him....

this was weird. What had happened was that he had gotten a letter from the DRE indicating that my license was no longer with him but had been placed somewhere in San Diego, mind you I am in the Inland Empire-that would have been some commute. My broker has been on the phone for a majority of the day still trying to find out what happened....Apparently I moved, too. The DRE doesn't know how this could have happened and don't know who put in the transfer,SCARYYYYY. This was done 2/9/10 and were on the 22nd day of Feb. they couldn't just email him a notice it had to go snail mail. so my question to everyone, any DRE employee's can answer...How could this happen? If it happened to me, it could happen to you as well...

Life in the Short Sale lane!

Well I gotta say that this market is surely shaping up to be a whirlwind! Besides listing "Short Sales" how many of you are writing offers up on "short sales". I tell you I've been in this business a long time so i really don't need the practice any more!LOL Yeah, I guess when you do enough of these types of sales you know what to expect, but when I go to write an offer on a property that my clients want, I feel as though someone is scratching a chalkboard with nails when the listing agent on that property indicates she is gonna send in "ALL" offers to the bank. I'm like aren't you only gonna send the best one, "Oh no they want all of them". Well how many is that, oh TEN.....Okay is it just me or do other people feel that you give these Loss mitagators multiple choices and we've lost the war! I really can't beleive with all the classes available to us a agents that we still have agents that don't know how to do short sales ..... I guess I'm old fashioned but I feel we need to know how to do our job, so take some time to learn. The market is changing fast and we have to adapt with it. I use short sale genius and they are wonderful! The software alone is worth it, to keep track. I've recently become an Ambassador for Helping a Million Homeowners. My goal is to help these homeowners leave the home they have been living in with dignity. Come on people we are the professionals! I take my commitment to my clients seriously. Yeah . it's alittle crazy at times but I love it! when everything works out and they are released of that burden, come on, that's when we look at why wer'e doing what we do and SMILE!!

When Realtors take a 2nd job....

Well in reading the current thing about what happens when a realtor takes a 2nd job...What does happen? I mean as of today, i'm getting up at 4:00am to work on files but shortly i will dress and don my 2nd hat for the day, a barista/Gelato bar owner. Yeah that's right, I went out and created my own 2ND JOB! My husband and I went out and bought a Gelateria (Italian Ice Cream- for those of you who don't know) So now on top of working my way thru short sale listing's, mortgage defunks and buyer's wanting to see every REO on the market. Did I mention doing BPO's, i too have to get up and make coffee for paying clients and people I don't know. My husband makes the Gelato, that would have been just the straw that broke this camel,LOL. I also created Panini receipes and found a great Italian bakery in the area. I never knew she existed before this. I've hired 8 employees with my husband and myself being at the shop whenever we can get there. I have been blessed in that my oldest daughter manages the shop for me. I've had to teach her systems. You remember I'm a realtor 1st, so being the system mongul's we are, I've just transfered over those train of thoughts. I do get clients who look at me strange and sometimes I look at myself strange, but with the economy being the way it is, I would appauld anyone that goes out and does that extra something to put food on the table. We still have to eat and make those bill payments. I can't tell you how excited I was to find out about the new changes 10/1/08 made to mortgages maybe a realtor could get a break here, oh wait, this program needs me to fully document my income.......guess I'll have to sweet (Gelato) talk my CPA..
