As of November 17, 2008, the below chart provides for a Residential Property Analysis for both active and sold resale of residential Johnson County Kansas real estate from September 2008 through the end of October. As reflected in this chart, while the number of sold resale properties has decreased from September to the end of October, the good news is that the average sales price for real estate Johnson County has increased. Also, the number of active listings for Johnson County homes for sale has dropped during this time period which may account for the increase in the average sales price.

TWO NEW PRAIRIE VILLAGE HOMES FOR SALE OPPORTUNITIES ...As of today, there are currently five listings in Prairie Village that provide that they are either bank or real estate owned properties. Two of these are very recent listings with one just having been listed! This total number of active foreclosure/bank owned properties is up from the last posting of properties, but not by much. Again, evidencing the limited number of foreclosures in Prairie Village which is good for home sellers and which home buyers may need to jump on before they are gone!

I decided this week to take some considerable time to determine what the difference in Prairie Village homes sold volume is from this time last year to October 15, 2008. I was not surprised to learn that the greatest difference in sold volume was in the $100k to $250k list price range as this price range reflects a significant number of homes found in Prairie Village that fall within this fair market value range. I wanted to start with total volume sold in an attempt to then move forward with determining what the market trends of this sold volume mean to me and my clients in Prairie Village.
Below is a chart that I have put together showing the total number of homes sold in each given year for each list price range:

What I see from this chart is that Prairie Village continues to experience similar sales volume in overall all price ranges as seen a year ago. BUT does this really reflect that the market values for Prairie Village are equal to or greater than what was seen this time last year. Over the course of several postings, I am going to continue to provide more detailed information as to what this market trend means for our Prairie Village clients.
