Orange County Housing Market Report ~ REO Homes Continue To Sell Quickly ~ May 2009

Orange County, CA ... great place to live and work ...

with beautiful canyon areas, good wetlands and wildlife, Pacific Ocean coastlines and lots of blue water, fantastic views toward mountains during winter, flat and sandy beaches, mild and pleasant climate almost all year.

We continue to have lots of distressed homes on the market here in Orange County, either REO lender owned, in foreclosure, or short listings.

REO bank owned homesREO homes continue to sell quickly and with multiple offers.

ANAHEIM ~

  • During May of 2008, there were 43 REO homes sold.
  • During May 2009, there were 95 REO homes sold.
  • Average time on market for REO sold home is less than 30 days.
  • There are now 51 REO homes listed for sale at Anaheim.

COSTA MESA ~

  • During May of 2008, there were 11 REO homes sold.
  • During May 2009, there were 10 REO homes sold.
  • There are now 5 REO homes listed for sale.
  • Average time on market for REO sold is less than 30 days.
  • Buyer activity at REO has significantly reduced inventory.

HUNTINGTON BEACH ~

  • During May of 2008, there were 12 REO homes sold.
  • During May 2009, there were 22 REO homes sold.
  • There are now 20 REO homes listed for sale.
  • Average time on market for REO sold is less than 30 days.

IRVINE ~

  • During May of 2008, there were 12 REO homes sold.
  • During May 2009, there were 22 REO homes sold.
  • There are now just 13 REO homes listed for sale.
  • Average time on market for REO sold is less than 30 days.
  • Buying activity has signficantly reduced REO listings.

LAKE FOREST ~

  • During May of 2008, there were 28 REO homes sold.
  • During May of 2009, there were 17 REO homes sold.
  • There are now just 4 REO homes listed for sale.
  • Average time on market for REO sold is less than 15 days.
  • Buying activity has signficantly reduced REO listings.

SANTA ANA ~ Orange County's largest city in terms of people and housing units.

  • During May of 2008, there were 64 REO homes sold at Santa Ana.
  • During May of 2009, there were 144 REO homes sold.
  • There are now 71 REO homes listed for sale.
  • Average time on market for REO sold was less than 15 days.

TUSTIN ~

  • During May 2008 there were 10 REO homes sold at Tustin.
  • During May 2009 there were 23 REO homes sold.
  • There are now 11 REO homes for sale at Tustin.
  • Average time on market for REO sold was less than 15 days.

Investors have returned to the Orange County market and have been buying entry level homes, mostly in the range under $400K. REO homes in this range are flying off the market.

Saving Water & Tips For Your Southern California Home Landscaping

I don't focus enough on water resources and being careful with our home garden and landscape. We are trying to save on water whenever possible and don't use as much of the good stuff on our yard as we have in the past.

We live in beautiful Irvine, South Orange County, where it's dry and will soon get hotter was we approach July through September. This arid region of Southern California seems to be always in some stage or form of drought.Irvine, Turtle Rock area

Our Irvine Ranch Water District does a good job of educating the public about benefits of saving water and uses its ALWAYS WATER SMART program.

The IRWD has its own landscape water education online webinar scheduled for May 30, 2009.

Investors Buying Properties at California Trustee Sales After Foreclosure Is a Good Thing

We have solid buyer demand for REO and bank owned properties here in communities around Orange County ... with average time on the market for at REO an amazingly short 19 days.

But when banks take the properties as REO after foreclosure, they are not good at cleaning them up and getting them to market, then sold through a smooth process. Private groups are much better at disposing of previously distressed properties.

Investors Buying at Foreclosure Auctions - Harrison K. LongMore Orange County properties are being purchased at trustee sales (foreclosure auction) these days by private investors ... who then mostly fix them up and get them on the market.

Investor owners (after trustee sales) seem to be satisfied that they can comply with HUD anti-flipping 90-day owner hold requirements.

ForeclosureRadar.com tracks California foreclosures and issued its monthly California Foreclosure Report for April 2009. See ForeclosureRadar.com report for April 2009 ~ Investors Purchase Record Number of Foreclosures at Auction.

In a reversal from March 2009 ~ California foreclosure Notice of Default filings dropped by 18.2 percent in April ... while foreclosure sales rose. Notices of Trustee sale, which sets the auction date and time, also dropped by 8.5 percent from the prior month.

Sales to private parties at auction after foreclosure rose by 35 percent. A record number of those properties were purchased by third parties at an average 28 percent discount from estimated market value.

This reduction of California NOD filings and NOT filings is probably due to signficant number of attempted loan modifications by owners around California.

However, most of the attempted loan mods will either not work, or the owners will default after their mods are completed, and the properties will go through the foreclosure pipeline.

So it's good that such distressed properties will get through that foreclosure pipeline, be purchased by private parties and investors at auction, who are then better than banks at cleaning these up and moving them to the open market.

Private sellers do a better job of working with buyers who are FHA qualified (3.5% down payment), while banks at REO have not wanted to respond to consumer demand from this buyer group.

So it's positive for real estate that more investors and private parties are buying properties at California trustee sales and foreclosure auctions.

ANAHEIM ~ During April of 2008, there were 40 REO homes sold. During April 2009, there were 85 REO homes sold.

HUNTINGTON BEACH ~ During April of 2008, there were 13 REO homes sold. During April 2009, there were 19 REO homes sold.

LAKE FOREST ~ During April of 2008, there were 25 REO homes sold. During April 2009, there were 31 REO homes sold.

SANTA ANA ~ Orange County's largest city in terms of people and housing units. During April of 2008, there were 38 REO homes sold at Santa Ana. During April of 2009, there were 165 REOs sold.

We see that better things are happening now for homes and real estate at Orange County, especially with positive number of REO homes being sold.
