Absolutely! While it is important to be up on the times in the real estate market and be knowledgable about the current trends, it is most important to keep it in context as well! Recently, the national media ran stories about how the market was showing statistically low performance. Keep in mind, this is referring to the time immediately prior to and post holiday season. As compared to the year, it is always low. As compared to a year-over-year analysis, Dec 2009 was +15% over that of Dec 2008! This just goes back to my point a few days ago, "Thought-Positions vs Talking-Points" ( http://activerain.com/blogsview/1467672/-thought-positions-vs-talking-points-). This is not really that difficult of a concept! Critical thinking is all it takes to give a true representation of the market or to understand it. Unfortunately, media throws steaming hot fireballs to incite controversy and they leave it to us to pick up the charred pieces with the public. However, I know we are up to the task. so let's do it! Today, Teresa Boardman was featured in Inman News for her perspective on being "busy" and that it doesn't really get to the meat... Whenever we talk with other agents, they say they are busy. AND THAT MAY BE TRUE. But that doesn't get to the real question of whether they are experiencing success in productivity. For example, I am busy right now! Writing this blog! It isn't obtaining any additional contacts for the day. It isn't putting into negotiating a possible transaction!
The "meat" of the question, "are you busy?" really means working your business. How many people did you talk to? Did you fool yourself and just have casual conversations that didn't include any mention of the fact you are in business? Were there opportunities you passed-up to have office chat? Did you spend all day cleaning the office? Does that happen multiple times per week? You get my point here.
Our team instills real, concrete measurements of busy. We write down all business (client or future client) contacts for everyday with a standard reached by the end of the week. We have a conversion expectation of those contacts that can be reasonably obtained and we are accountable to eachother. If anyone in the mix doesn't take it seriously, they know it. We depend on each other. And our "busy" means "productive!" It is far too easy to make excuses for low contacts and low productivity-yielding low...paycheck.
This strategy has enabled our team to carry an average of a property sold every three days FOR 12 YEARS. That IS consistency and accountability to productivity.
