30% more units were sold in 2009 than in 2008 across all housing types in the 20191 zip code. In the Detached Home segment, there was an increase in the number of units sold with a minor decrease in price. There was a significant jump in the number of Townhouses sold which can most likely be attributed to the decrease in prices. The Condominium market stayed fairly stable with a minor price increase and roughly the same number of units sold in each year.

The net of this is that we have seen increased purchasing power in the detached homes; more sold than last year and at lower prices. In the townhouse market we saw fewer sold than last year, but the prices remained steady. In the condominium market, the number of units sold remained the same with a minimal price drop. Looking at the total number of units sold, across all housing types, the numbers are almost constant from 2008 to 2009.

This morning my daughter reminded me that her Senior Portrait is coming up. Now if you have not lived through this milestone, it is fraught with anxiety--particularly for the young women. I mean, after all, this picture will follow you around your whole life (my senior portrait recently came back to haunt me when a former classmate posted it on Facebook--and it has been almost 30 years). And for young women, it is always about the hair...
I called the hair salon that I use, Rain in Ashburn. My daughter has been one or two times, but I am a loyal customer, having followed my hair dresser, Tracy Robinson, there from another salon. My daughter's stylist, Wilma, was not going to be working that day. Neither was my stylist, Tracy. Uh, oh! Now what?
Much to my daughter's amazement, after I explained the situation, the woman at the front desk spoke to Wilma and she agreed to make a special trip in and do my daughter's hair before the photo.
What a great business decision! We had no flexibility on the date; my daughter was going to get her hair done one way or another that morning. Since we drive by many salons to get to this one, there is a good chance we would have gone somewhere else. Wilma just got a fan for life and we are so appreciative of the extra effort that Karen at Rain made on our behalf.
So here is a shout out to Rain. If you are looking for a new place to get your hair or nails done in the Herndon/Reston/Ashburn/Leesburg area, I would highly recommend them! The stylists are fantastic and the customer service is exceptional!

Carol A. Kearney is back...and we are all thrilled to have her.
Now let me be clear, she never went anywhere physically, but for the past year and half, she has been working with New York Life learning the insurance industry. Sometimes you need to step away to realize what you have, and Carol is thrilled to be back working full time in Real Estate for Momentum Realty. Other than this brief break, Carol has been an active Realtor for nearly 25 years.

When I went back to work after staying home for 8 years with my children, I was lucky enough to find Carol, who became my manging broker. The company we were with changed their business model and we both left and went to another company together. In 2005, after a tough year with a problematic Broker, we decided to form our own company and Momentum Realty was born!

Carol has been continuing in the role of Principal Broker during the past year, but has not been selling Real Estate. I, personally, am glad to welcome her back in a full time capacity. She is a talented Realtor and a great business partner. She and I work well together because we often have different ways of evaluating a situation and we bring new perspectives to each other.
One of the tenents of Momentum Realty is our belief that continuing education should be done, not just because it has to, but because of the value it brings to us as Realtors and practitioners. Carol 'walks the walk' when it comes to education. She is a Graduate of the Realtors Institute (GRI), an Accredited Buyers Representatvie (ABR), a Senior Residential Specialist (SRS) and an Accredited Staging Professional. She also is a member of the Dulles Area Association of Realtors Education committee.
Besides her commitment to education, she is very active in the local community as a member of the Loudoun County Chamber of commerce, with her church, volunteering in the schools and with her neighborhood association. She belongs to several local networking groups and is currently participating in a Toastmasters program.
So raise your glasses and offer a congratulatory toast to Carol and her successful return to the world of residential real estate. We are all lucky to have her!

If you are not inclined to join the masses downtown on the National Mall to see the spectacular fireworks put on by the National Parks, you can still enjoy the entertainment programs.
On Friday night, July 3, 2009, from 8:30 pm to 10 you can watch the dress rehersal for the concerts that will take place on Independence Day. Some of the artists include: Aretha Franklin, Barry Manilow and Natasha Bedingfield. The gates will open at 3. Get there early; many Washingtonians know about this concert and make this an annual event.
So pack up your picnic basket and the family and head down to the National Mall in Washignton D.C. for a night of music under the stars!
