As things goes for the most part people can not see things for what they are worth.
For example a beautiful, large, totally and tastefully renovated 4 bedroom home, reasonably priced in a very desirable neighborhood on the Island of Montreal. It was walking distance to schools, parks even the waterfront...but the agent couldn't draw in potential buyers...why you ask? Firstly, poor visibility from the agents website. Only the exterior pictures of the home were posted. Does this send up a red flag...buyers beware? The real reason was there was nothing really to look at. Although the fully renovated kitchen and bathrooms were very impressive there was nothing for potential buyers to make a connection with.
Very few people can see a homes real potential without furniture. Most need to have the Stage set for them to feel a connection to the home.
Within 2 days of the agents call " To Stage" this home was ready to be viewed...no longer lacking personality and vision this home now had something to come home for!
Although staged just before Christmas (not a great time as you know) this home SOLD in 2 weeks! for asking price.
So, to Stage or Not to Stage...the answer is simple... in a word SOLD!
UPDATE: This home sold in 45 days! Previously sat on the market for months with no action.
HOME HARMONY has been busy this spring...it seemed like winter would never end but the good weather has brought with it many new contacts.
Our most recent project was that of an empty house...a vacant house is often tough to sell for the most part people can not invision themselves living there. It would seem easy to those of us that stage but for the average person they can not connect with an empty house. We were faced with the challenge of creating a lifestlye that would suit any young family, first time buyers or seniors. Well, in less than 48hours the furniture was in, pictures up, accessories in place and towels haning...the house was well recieved at the brokers lunchon, with the listing agent as well as the owner equally pleased...we hope to soon add this project to our list of SOLD by staging!
Till Next Time,
Liz
