The State Fair of Texas: It's Your Last Chance for 2009!

Have you made it to The State Fair of Texas yet??? C'mon! You know you've been wanting to go try all the new friend foods at the Fair.... And time is running out.

This week will be the last week of the Fair. The final day will be next Sunday, October 18, 2009.

There are still so many great things coming up. For example, tomorrow morning, Oprah Winfrey will be taping her show at the State Fair. According to her website, they will be Taping at the Chevrolet Main Stage. Knowing the crowds that Oprah attracts, I think the Cotton Bowl would have been a more appropriate venue!

And Speaking of the Cotton Bowl, next Saturday will be the Texas/Oklahoma Red River Rivalry game. This annual event brings fans of both these major universities to Dallas for one of the most anticipated games of the season.

The State Fair is held at Dallas' Fair Park. General admission for the is $15 (Children and Seniors are $11) and self parking in the official lots is $10. Better yet, use the Dart Rail Green Line to get there!

Building Good Credit: Getting the Word Out

Good Credit does not happen accidentally.  It is a deliberate effort on the part of consumers and it comes from simple things that are within everyone's control.  Things like paying your bills on time, keeping lower balances on your credit cards and not over extending yourself with lines of credit.

The Ad Council has come up with a very funny and innovative public service announcement campaign for television and radio.  The campaign features the concept of consumers believing in the Credit Fairy and their friends and spouses dispelling that myth.  Check out this one:

More people with good credit means more people who can legitimately qualify for and afford to buy new homes.  After the string of Short Sales, Foreclosures and other financial hardships we have seen over the past few years, there will be many consumers who need to rebuild their credit.  Helping to educate them will benefit us all.

Are You at High Risk for Flooding? This question comes up periodically here in Dallas, and the recent flooding in Georgia show that even homeowners who think that they are at low risk may not be.

Did you know that:

Your home has a 26% chance of being damaged by a flood during the course of a 30-year mortgage in a high-risk area, compared to a 9% chance of fire.

Or

Last year, one-third of all claims paid by the NFIP were for policies in low-risk communities.

Or

The average annual U.S. flood losses in the past 10 years (1994-2004) were more than $2.4 billion.

One of the best places to begin your investigation toward answering this important question, and other questions that you may have regarding Flood Insurance is www.FloodSmart.gov.

FloodSmart.gov is the official website for the National Flood Insurance Program. The NFIP website contains great information on your risk of flooding, maps of flood areas, and how you can sign up for this FEMA insurance program. Check it out!

How Do You Choose the Right Real Estate Agent?

I had a very interesting phone conversation earlier this evening. I was speaking with a prospective client who saw a post I had written about choosing the right real estate agent and the prospective client asked me, “How do figure out who the “right” real estate agent is?”

I told her about my 4 C’s approach to evaluating agents. I always advise people when talking to a prospective agent to look for these 4 things:

Competency: Do they have the right level of experience, education and can they demonstrate that to you?

Compassion: Do they understand your goals/objectives and challenges or difficulties you may be facing? And are they committed to helping you achieve or overcome them?

Consistency: In your conversations with them, does everything “fit” together well or are the things they are telling you sounding like sales pitches that address your questions but don’t seem to flow together? Hint: if you are getting inconsistent information now, it isn’t likely to get better after you have hired an agent.

Chemistry: Is there a connection between yourself and the agent that you are interviewing. If you don’t enjoy talking with the agent, you probably won’t enjoy working with them either. Chemistry is more than just someone who makes you laugh… it should indicate someone you respect and trust. If you don’t respect or trust your agent, you are choosing the wrong one.

By the end of the 45 minute call, this prospective client is ready to list. We have an appointment set for later this week. Now that’s what I call an ActiveRain Success Story… Blog to Call to Listing in less than a day!
