Are Distressed Homeowners a Marketing Opportunity?

It's no secret that with the current real estate market in many cities and rising unemployment rates that many homeowners are struggling to remain current on their mortgages. When folks are struggling financially, they often look for a brief "escape" from their day-to-day concerns by going to the movies or attending another local event. One professional sports organization has found a way to make escaping even more attractive to distressed homeowners!

The Jersey Jackals, who play at Yogi Berra Stadium on the campus of Montclair State University and are a part of the CanAm baseball league, have added to their roster of nightly events what they are calling "Mortgage Mondays". At one Monday home game in June, July and August, a drawing of the name of a game attendee will take place and the winner receives the cash equivalent of 2 mortgage (or rent) payments, up to $4,000.

What an "outside the box" idea to attract folks to the ballpark in a challenging economy!

Dallas Event: American Idols Live Tour 2009!

Dallas Foreclosures: The Good, The Bad and The Ugly!

The Good:

In this past Friday's Dallas Morning News, Real Estate Editor, Steve Brown reported that for the first time in five months, that foreclosures in the DFW area have dropped below 5,000. For the North Texas area including Dallas, Tarrant, Collin and Denton counties, the August 4 foreclosure auction will include 4,796 properties according to the statistics provided to the Dallas Morning News by Foreclosure Listing Service.

The Bad:

Also according to the Dallas Morning News, while month to month, we have seen a drop in the number of properties posted for foreclosure, the 4,796 number still represents an increase of 5% over August, 2008.

The Ugly:

A recap of Year-To-Date foreclosure statistics shows that in the first 8 months of 2009, there have been 39,917 home posted for foreclosure in the 4-county North Texas area. That number represents an 18% increase over the January through August period in 2008.

The Recap:

The first 8 months of 2009 have been rough on North Texas from a foreclosure perspective. With the number of foreclosures up 18% over the same period last year, we can clearly see the impact, but the August numbers show the first signs of foreclosure stability this year. And despite the increase in numbers of properties listed for foreclosure, this foreclosure trend also means it is likely that distressed sellers willing to consider short sales are also increasing, in addition to bank owned foreclosed property listings.

Fair Park Fourth: Celebrating Independence Day in Dallas!

In a year when many municipalities are being forced to cancel their fireworks celebrations for budgetary reasons, it's wonderful that Dallas' celebration will be better than ever! Join us on Saturday, July 4, in Dallas, as Dr Pepper Snapple Group once again sponsors Fair Park Fourth, Dallas' Independence Day celebration.

Beginning at 4:30 P.M. everyone can enjoy family style fun at the park including riding the Skyway Ride ($5/person) or the Swan Boats ($10/boat) and Free admission to many of Fair Park’s museums from 4:30 to 7:30 P.M. At 7:00 P.M., start making your way to the recently renovated Cotton Bowl to enjoy a patriotic performance by the Dallas Wind Symphony Orchestra at 8:30 P.M., followed by one of the top fireworks shows in Texas!

This year’s fireworks show is produced by Fireworks by Grucci, one of the nation’s premiere fireworks pyrotechnics firms and “America’s First Family of Fireworks”. The high caliber of their shows is clear, as they have produced shows for Olympic Games, Statue of Liberty Centennial, New Year’s Eve Celebrations in New York City and six consecutive Presidential Inaugurations. The fireworks will be synchronized to music being broadcast live by WRR 101.1 FM.

As always, Fair Park Fourth promises to be great fun for everyone, but don’t be caught off guard… Remember that while lawn chairs, blankets and picnics are allowed, NO alcoholic beverages, glass bottles or fireworks will be permitted. There will also be many food and beverage vendors at the park.

Admission to Dallas' Fair Park and the Fireworks show is Free, however parking in the Fair Park lots will cost $8.00.

Whatever your Independence Day weekend plans are, please be sure to be safe. Do not drink and drive, and if you are planning your own personal fireworks celebration, make sure to exercise caution for your sake and the sake of your loved ones.
