Well, if you listen to the news everyday (which I do, unfortunately) you would think that Armageddon is near and we should all bundle up in the fetal postion and just wait for the earth to open and swallow us up. Well, that is not the case. I am with buyers everyday who are starting to say, "This is a great time to buy a house!". I've been beating this drum for 2 months now on the topic and the people who count are starting to realize it. Here are the stats for Hampton Roads in October:

In general, home prices are the lowest that they will get. Sellers can only go but so far. At least in our area, buyers are beginning to realize that this truly is the best time to buy a home. From time to time, I will post all of the homes that have been reduced in price on a particular day to give you an idea of what's going on in the market. Prices go down everyday and trust me this list is just from one day. With around 15,000 listings on the market in Hampton Roads, more than half of them have been reduced at some point. I also have access to the history of the listing so I would be able to tell you exactly how much the property has gone down.

Greenbrier is one of the "hot" locations in Chesapeake. Of course you have the Greenbrier Mall but there is also many other places to spend your money as well. Three other large strip malls include stores like Target, Old Navy, Circuit City, Barnes & Noble, and Harris Teeter. This retail hot bed also has many great places to eat along with about 6 or so hotels.
One of the newest additions to the area is the Towne Center at Greenbrier, which is located directly behind Target and can be accessed by Eden Way. The Towne Center features shops and restaurants with a more high end feel, like Simply Culinary, Bean There Cafe, & Sterling's Steakhouse.
As far as real estate goes, there are neighborhoods in all price categories. Within a 3 mile radius, you will find townhomes & condos starting at around $140,000, detached single family homes in the low to mid $200's, and it can go up from there. The Greenbrier Country Club, which is off of Volvo Parkway, has many beautiful estates lining the fairways with prices from around $400k to $650K. All figures below represent the tax rate for each of our major cities in Hampton Roads. To determine the yearly taxes on a property, the tax rate is mulitiplied by the assessment (per hundred) of the property not the appraisal. For instance, if a home in Chesapeake was assessed at $200,000, it would be 200,000 X .0105 = $2,100.
