"Households in the GTA have become more confident in purchasing a home over the past three months," said TREB President Maureen O'Neill. "Affordability, due in part to very low borrowing costs, has played a key role."
The average price for MLS® sales was $407,716, up by two per cent compared to last year.
"Heightened interest in ownership housing this spring has solidified resale home prices," according to Jason Mercer, TREB's Senior Manager of Market Analysis. "The number of home buyers has been high relative to the number of listings, pushing the average price above last year's level."

I have a very pristine listing. It is a 3 bedroom home on a very quiet child-safe cul-de-sac with a fully finished basement and unbelievabley beautiful backyard.
Last Thursday night I had an offer on it faxed to me. I made some calls and drummed up another offer from an agent who showed it twice. I received another offer early Friday morning.
The first offer was very low with one condition , the second offer was much higher with two conditions.
We chose to work with the higher offer. We did not change the price offered , only the wording on the conditions of financing and inspection to have a specific end time. We changed the irrevocable until 5:00 pm from midnight.
I faxed the sign back to the buyer's agent at 11:00 am and paged him that I did so. I did not hear back. At 5:00 pm he phoned me to say he can not make the deadline-wow I am thinking to myself, what a statement-you called me on the deadline. I told him not to worry just work with it.
So here I am on Friday night not knowing whether to crawl into bed for the night or to wait up because I will have to take an offer back to my seller. The agent made no contact with me again that day. My seller called me to find out what was going on.
Saturday at 3 pm he called me to say they are not coming back. He complained about the wording I changed in the clauses and told him that I had been in the business too long to leave loose ends in a condition to allow anyone to have buyers remorse and walk from a deal on that.
He then says to me "they have informed me that they have 3 kids and really need a 4 bedroom home"
My response was "well that was really the issue and why did they waste all of our time when that is what they really needed".

The dollar value of homes sold in the past week in the East is up approximately 1%, the North is down approximately 3% the Central area is down 2% and the West is up 1% over the week ending June 11. The average price of all homes has increased approximately 1%.
The numbers of homes sold have decreased in the East 1%, West up down 42%, Central down 52% and North down 47%. The decrease in total 46%.

The Bank of Canada also reiterated its commitment to hold its key rate at the current level until the end of the second quarter of 2010, conditional on the outlook for inflation. The Bank of Canada's next scheduled overnight rate announcement is July 21st, 2009.
Pricing for fixed-rate mortgages are not directly affected by today's announcement. At the same time, some rates on the five-year fixed-rate mortgage have edged up slightly this week.
A comparison of fixed rates today versus six months ago shows a noticeable improvement in purchasing power. Six months ago, a competitive rate on a five-year fixed mortgage was 5.75 per cent. At this rate, the monthly payment on a $250,000 mortgage with a 25-year amortization was $1,563. With the five-year rate of 3.95 per cent available today, the monthly payment falls to $1,308, which adds up to a savings of $15,300 in payments over the five year term.
