I don’t know what your builders are looking for when you deliver an offer to them, but mine are always much easier to negotiate with when you give them their asking price and include extras in the deal. It’s called starting the process on the right foot!!!
When there are many more homes to build in the subdivision, the builder must maintain the price or show a higher price than the previous sale in order to protect the investment of those who have already purchased; satisfy the bank; and to maintain his profit. Offering a low price on new construction is not a good method of moving forward.
"Understand the other side of the equation, and you’ll be able to balance it very well." Make your wish list and include it in a full price offer. The builder will respond with a package deal, and you’ll appreciate this method after you close and future homes are being built. It’s stability for all.
Designing your offer in this fashion creates a subdivision with stable pricing; happy homeowners with secure equity; a satisfied builder; and a lending institution that is comfortable working with this builder and his team. Buyer agents would be wise to have a discussion with the listing agent and review previous sales in the subdivision to determine the best way to approach the deal without losing a home that the buyer truly wants to buy.
