I just read a “members only” post about dual agency, and I thought I’d express my opinion on this topic. The author of this post was not adverse to dual agency, and I was somewhat surprised because this person is “old school.” I, too, am old school real estate, and I have a big problem with dual agency.
There is no reason to work within a neutral zone other than to receive the full commission. Of course, everyone appreciates a full pop, and it does happen to us on occasion, but the majority of our transactions are with a co broke agent.
If we receive a call from a buyer, we fully explain that we represent the seller, and this is explained verbally and in writing. We go forth and discuss the buyers options of finding a buyer’s agent or having us provide them with a buyer’s agent. Those options are rarely chosen.
We will show the buyer the property and if they have interest, the options of representation are theirs to choose. We are always a seller’s agent. When a seller hires you to represent them, they want full representation. Providing dual agency is not providing anyone with representation. This was not what we were hired to do.
Select a side and stay with that side. If you are hired to list a property and market that property to find the right buyer, don’t jump ship when the right buyer appears. Don’t focus on that full commission. Focus on negotiating the best price, terms and conditions for the seller. It’s an “old school” mentality, but some things never get old!!!
The real estate market is continually changing. Methods of marketing continually change. The one element that seems to remain unchanged is the thought that broker/owner/managers should absorb the cost and responsibility to provide education and training to agents.
Broker/owners are responsible for every action taken by all agents who work under their license. The liability is beyond what I have ever had the constitution to absorb. To expect a broker/owner to provide more than a space and environment to conduct business is beyond my understanding.
Agents are independent contractors who should be prospecting for their own business; participating in educational programs to enable them to stay abreast of new methods of marketing and new laws that apply to our business. The burden is on the agent to run his/her business in a successful manner.
The Broker/owner/manager is not your guardian angel. This person is not responsible for your success or your failure in the real estate business. If you are falling behind in your forward progress; or if you have no forward progress, it’s time to look in the mirror and decide what path you’ll be following to correct this situation. The only person in that reflection is you, not your Broker/owner/manager.
If you are fortunate enough to have that support system built into your office program, thank your lucky stars and take full advantage of it. It’s not typical, but it should be appreciated and consider it a “benefit” when it's made available.

We have a closing on Monday, and this is the “Sold” postcard that will be mailed to 300+ homes in that area. This is another way to relay the offer of a “Free Market Analysis” to homeowners in that section of Franklin MA.

This sold postcard reinforces the fact that we sell our listings. It’s an additional offer for a “Free Market Analysis” with a message saying that people like to do business with successful people. I use the back of the postcard to let them know that they’ll be hiring an agent who IS the most successful in the Town of Franklin MA.
We’ve seen a great increase in the number of visitors to our new construction communities. The subdivision that really opens my eyes to the rally in the market is the subdivision of single family high end homes in Franklin MA. We have seen many new visitors at the open house and with much interest.
This is a positive sign that indicates families are considering moving to a new, larger home and selling their existing property. These families have confidence in the market and realize that the resale market in Franklin MA has a shortage of inventory. The majority of our resale inventory is under agreement, and we need more.
The price of a new home with over 3,000 s.f. and a three car attached garage is at a price that hasn’t been seen for this magnitude of new construction. Now is the time to make that move.
