Be Prepared! It's so true in life and particularly if you are the owner of a strata unit such as a condominum.
A strata condominium with low monthly fees might look attractive at first glance, but upon closer scrutiny, can the strata take care of major expenditures when the time arrives? How will the strata pay for particular CONTINGENCIES such as roof replacement, boiler repair, etc.?
Buyers: pay attention to a strata's financial report and note the amount in the contingency fund that is being built up from the monthly strata fees. These are the funds that are meant to HELP the strata owners over time to deal with the uncertainties that will come along (guaranteed).
Strata fees are not meant to hurt, but rather, they are meant to help funding in times of need.

I'm a firm believer that customer service is one thing that sets me apart from my fellow Realtors. It's so important and perhaps what the client will remember long after the sale or the purchase.
Just today, my Seller calls me and asks if I can help her. Being older and without a computer, she wants me to help her sell some of the furniture she has no use for, but sell it online.
Happily I pop over to the home, take some photos with my smartphone and post online with a great 'used stuff' site... all in all, maybe 30 min of work.
To say the least she was very, very appreciative and I bet this one little favor will stick with her for a long time to come & that will in turn, perhaps generate referrals.
