Attention Buyers: Sell First!

Last Friday I spoke at my networking group about real estate tips...

I told the group of about 30 professionals that many times when I am working with Buyers, I tell them to Sell First! Why?

1. With cash in hand, Buyers know what they can afford, narrow the search...

2. With cash in hand, Buyers can present very strong offers to purchase (no subject to sale)

3. With cash in hand, Buyers can ACT QUICKLY - sometimes the best homes go in a matter of hours.

After my short presentation, one of my clients that had been listening stood up and told the group how pleased she was with my services and by following my advice, she and her husband found and sealed a deal in a matter of hours; because they were READY TO ACT!

It's great to have clients that listen and learn!

Using Your RRSP to Buy a Home

BUYING A HOME IN CANADA?

Here in Canada, it's possible to use funds in a RRSP (Registered Retirement Savings Plan)
for the purchase of a home. It's called HBP - Home Buyers Plan.

Who could benefit and why?

1. First-time home buyers can benefit without incurring a penalty
from the CRA (Canadian Revenue Agency) when withdrawing funds

and

2. the funds withdrawn (borrowed) are tax-free.

All in all, first time buyers should take a look at this opportunity.

As with any financial decision there must be a clear understanding of the rules and regulations.

What Do You Need?

"What do you need?"

It's such a simple question that should be asked many times over the course of working with your client.

Too often I hear the question "please tell me, what would you like?" Well, that's not a bad start, but it's so much more powerful to ask "What do you need?" because in doing so, the fluffy things can be put on hold for the moment and the 'must haves' take center stage. And, isn't it always more efficient to get to the heart of the matter with clients?

Taking this idea a step further, after I ask them what they need, I then ask them "What must you not have?" Now, it gets interesting!

I now know (if they know) what my client needs and to fine tune it, I now know (if they know) what they must never have. As my friend in Australia says, "It's brill!"

Two easy questions have helped me time and time again with my clients when Selling or Buying a home.

Last but not least: after asking the questions, LISTEN CAREFULLY.
