The sale of acreage real estate started in October, with only 5 properties selling. However, they didn't take as long to sell, with an average market time of 162 days, compared to the almost 7 months earlier in the year. Sellers saw an average of 89% of their asking price, that statistic has fluctuated between 86% and 96% during 2011.
The median sales price for acreage homes in October was $269,000. While this is up $47,500 from September, the median throughout most of the year was closer to $320,000.

Linn County Oregon Acreage Real Estate Update for November 2011
The acreage real estate market in Linn County has held steady most of the year. there were 15 properties sold in October, 17 in September. The average was 13 for the year so far. Those properties took 158 days, just over 5 month to sell.
Sellers saw an average of 92% of their asking price, $210,000 in October, $229,000 in September. The graph below shows the median sales price by month for acreage real estate in Linn County Oregon.

Polk County Oregon Acreage Real Estate Stats for November 2011
Fall is proving to be the best time for selling your acreage home in Polk County. This includes areas like Dallas, Monmouth and Indpendence.
In September, 10 properties closed in escrow, the highest number of properties sold in a month year to date. October came in with 7. Most of the year saw an average of 5 per month. The average market time was just 151 days, comprable to other county market data this time of year. Sellers negotiated to see the closing table though, the average sold price in October was $210,000, or just 83% of the asking price. Compare that to 97% in August, or 92% in September.

Salem Oregon Acreage Real Estate Update November 2011
Summer is over and we are smack in the middle of fall selling season. Some home owners to take their property off the market this time of year, but that is a huge mistake. In the Salem and Keizer Oregon area, 14 properties closed in the month of October alone. If a home owner needs to sell their place, why would you want to miss out on those buyers?
The properties that sold in October took an average of just 152 days. While 5 months might sound like a long time, the average market time was hovering around 8 months for most of the year.
The average list to sale price continued to hold steady. Sellers in July and October saw an average of 94% of their asking price, compared to 96% and 99% in August and September respectively.
The currnet median sales price in October for acreage homes in Salem and Keizer Oregon was $274,450. This just happens to be pretty close to the FHA loan limit in Marion County.
