Forbes.com has recently named the 10 most affordable cities in which to buy a home. Affordability was based in part upon the percentage of the population who could afford the median priced home in that area. Forbes.com went even further than that raw number, however. They also looked at the costs of home ownership in the form of percentage of monthly income going towards property taxes and insurance. And finally they projected whether the future home prices were expected to rise or fall. Of the cities with a population of 500,000 or more, Indianapolis ranked #2. 95% of the population can afford a median priced home in the Indianapolis market. On average here in Indianapolis we spend only 20% of our monthly income on housing and housing related expenses. Although Forbes.com did not look at quality of life issues, I would also add that in addition to being affordable, the Indianapolis metro area is just a great place to live. We have it all. Professional sports (Pacers, Colts, Indians, Indianapolis 500, Brickyard 400, etc). Arts: (Indianapolis Museum of Art, Indianapolis Symphony Orchestra, Eiteljorg Museum of Western Art, Indiana Reperatory Theater, to name a few). Amateur and college sports (NCAA Final Four, Butler Bulldogs, as example), Education: (IU School of Medicine at IUPUI, University of Indianapolis, and multiple other universities and colleges). And we can't forget great parks and trails systems.

I have posted prior blogs regarding the love my partner and I share for the Arts. It is a well recognized phenomenon that exposure to the Arts, which includes visual, performing, and literary arts, is a direct causative agent for many positive things such as increased cognitive function and increased emotional well-being.
But were you aware of the economic impact that Arts and Culture bring to a community?
According to a 2008 study by the Ball State University (Muncie, Indiana) Center for Business and Economic Research, the number of persons in the State of Indiana employed in the Arts or an Arts related business was 43,296. More than 25% of those jobs were in Marion County (Indianapolis, IN)
Due to the amount of subsequent jobs that occurred as a result of cultural tourism, the total employment impact was over 80,000 jobs.
The total value of goods and services relating to Culture and the Arts was nearly 5 million dollars. Yes, my friends, in the great state of Indiana , that was a "5" with 6 zeros behind it.
That means that the total economic impact came to:
Drum roll, please:
Over 9 BILLION dollars.
Yep, that's what I said: 9 and I don't know how many zero billion dollars.
So why should a Realtor care?
Well, even if you are not a lover or supporter of the Arts, these are mega dollars. In fact, these are more dollars than most major league sports teams generate, including the Indiana Pacers, the Indianapolis Colts, and the Indianapolis Indians COMBINED!
OK, so exactly WHY is it you should care?
Because, my friends, companies who relocate to or expand in your area care. In economic development parlance that's called "quality of life".
And companies want to be where there's quality of life for their employees and executives. The corporate hierarchy believe, and rightfully so, that they can attract the best of the best if they are located in an area that offers the best of the best.

According to U.S. Census Bureau estimates Johnson County is the 7th fastest growing county in Indiana. This is based upon the 200 census data that is supplemented by birth certificates, death records, and known data regarding movement into and out of the county.
Johnson County grew approximately 2-3% annually from 2000-2009. Although Indiana has not been immune from the economic downturn, most areas of the state have fared better than many other regions.
Greenwood, Indiana is the northern most city in Johnson County. In 2009 there were 224 new hom permits issued in Johnson County, 60 of which were issued by Greenwood. So far this year approximately twice that number of homes have been built in Greenwood.
Indiana, Johnson County, and the City of Greenwood remain excellent places to live and work. Northern Johnson County boasts a skilled work force, education levels that are above the state average, award winning schools, an outstanding park and trails system, thriving arts communities, and a quality of life that attracts corporate attention.
