Welcome to Harveston, a master planned community consisting of 1587 single family homes and condominiums, along with over 300 apartments.This community is built around a beautiful public 17 acre lake and park. Community amenities consist of bike trails, pedestrian walkways, paddle boats, community pool & spa, clubhouse, fitness center, and an outdoor amphitheater!

There is an elementary school within the community, known as Ysabel Barnett Elementary. Children can easily walk and ride their bikes to school. Whether I agree with HUD's controversial policy on only allowing "HUD APPROVED" brokers to sell their homes or not, My office is one of the lucky few approved to sell HUD homes. There are only 50 of us in our area, which means if you see a HUD home you like in Southwest Riverside County, chances are you will be calling one of us to purchase that home, and hopefully that "someone" is me!
My Office has sold 3 HUD homes this year, with 2 more currently in escrow. I am very familiar with their rules, guidelines, and policies, which can be the difference in getting one of their homes. They have very tight time frames to turn documents in, everything has to be originals, if you make a mistake you get one 24 hour window to fix it (Its really 48 hours, but with overnight, it gives you 1 day to get it right, or you lose the property altogether.
I am familar with HUD's escrow company, Tiempo Escrow, they are very friendly to my office staff, our files often times get worked on first, and we ALWAYS close escrow on time, something that is a rare feat with a HUD escrow company, as they can move at the pace of a snail at times.

For my second blog post, I want to take a minute to talk about listing photos, and MLS presentation. Great photos are key for several reasons, as highlighted below
I for one can't stand when I see an REO or SHORT SALE agent take 1 photo, usually slightly out of focus, and never appealing in ANY WAY SHAPE OR FORM! For the life of me, I can't understand why a seller would be ok with their home being portrayed in a negative light, especially when the MLS is seen by thousands of agents, and if properly syndicated, thousands of potential buyers as well!

OK, Well maybe it will contain a few words. I am new to the Activerain arena and excited to jump right into the world of blogging, socializing, and networking through the Activerain Community.
