Near the southwest corner of Gessner and Memorial is a group of 164 townhomes called Woodstone III. Some of the townhomes in this community were constructed as early as 1977, while more recent units were built in the late 80's or early 90's. There is even one unit being constructed today on the very last lot in the community. Woodstone III townhomes typically have large rooms and at least one bedroom down, which often is not the master bedroom. There are units with a master bedroom on the first floor in the community, but they are a bit more scarce.The location of each townhouse in the community lend itself to many different kind of views. Some of the homes have ravine or bayou views, others may be in the interior of the complex backing up to the greenbelt, while others yet may not have a view but may have some amenity other than a view that caught the owner's eye. In 2007, 16 homes sold in Woodstone III with the lowest priced townhome selling for $232,500. The highest priced home sold in Woodstone III in 2007 for $530,000. The average price per square foot in 2007 was $130.71 per square foot while the average days on the market was 35 days. Woodstone III has a guard on duty 24 hours a day, 7 days per week. Non-residents are required to sign a registration sheet before entering. The maintenance fee for 2007 was $3600 and is paid annually. The maintenance fee includes the guard on duty, basic cable, water, termite treatment and warranty on common areas, repairs to access gate, maintenance of the clubhouse, mail room, guardhouse, pool, common restrooms and tennis courts, landscaping of common areas, front of house sprinkler repairs, common line plumbing not within homeowners lot, pool service, trash pick-up, mosquito fogging, and repair of tree lights. A strong homeowners' association presides over the community. Woodstone III residents can often be seen walking their dogs or visiting a neighbor for a glass of wine. Good neighbors translate into making lifelong friends. There are several neighborhood parties throughout the year as residents enjoy a pot luck feast on July 4th and Labor Day. The yearly annual meeting in December is also a time to celebrate the season along with neighbors and wonderful friends. Students living in Woodstone III can take advantage of the wonderful Spring Branch Independent School District being zoned to Frostwood Elementary, Memorial Middle School and Memorial High School. Nestled among tall, beautiful mature trees off Memorial between Gessner and West Belt, is a small, quaint subdivision called Memorial Pines. There are approximately 70 homes in Memorial Pines subdivision with homes built as early as 1955. The older homes give today's buyers the opportunity to update their home with personal taste. These older homes often have the old Houston floor plans reflecting the tastes of the homeowners of the 50's and 60's. These homes usually have a place for large formal living room and a smaller dining room. The buyer's today often time get creative with the old Houston floor plan by switching the dining and living room functions making way for a large dining room, and a small sitting room off the kitchen. This works well for many families today, however in order to serve guests in the dining room, a few extra steps through the formal living area need to be taken. In 2006, 5 homes sold in Memorial Pines with the lowest price home selling for $469,000. The highest price home sold in 2006 for $1,339,000. The average time a home was on the market in 2006 was 111 days with the average price per square foot was $189.47. In 2007, 5 homes sold in Memorial Pines with the lowest price home selling for $575,000 and the highest price sold for $1,510,000. The average time on the market was 116 days with the average price per square foot is $241.25.

There is a very warm, family feeling among the resident in Memorial Pines. Many neighbors have given way to real warm friendship bonds, often time described as close as family. "The Mossy Possy" was created by a group of Mom's on Mossycup as a special club for a once a month night out. Children are often playing in their yards after their afternoon nap while their Mom's visit. Families are often seen walking through the streets of Memorial Pines on the way to Starbucks or the neighborhood grocery.

Memorial Pines in zoned to the fantastic Spring Branch Independent District schools, specifically Frostwood Elementary, Memorial Middle and Memorial High School. The subdivision is also close proximity to many wonderful parochial schools. Convenience to Memorial City and Town and Country Malls, Memorial City Medical Center, I-10 and the Westpark Tollway are a few of the perks to calling Memorial Pines home.
