Well, it was obviously a slow news day here in Houston. If Fox news is on my doorstep asking for religious/staging advice then you know it was slow. So, for those of you wondering what in the world does Tom Scanlon look like/sound like......here is your moment!
So the gist of this thing was: "Does a Saint Joseph statue really help sell property?" The reporter had found my AR blog on this topic and annointed me the local expert (well actually the local expert who happened to be available with only 15 minutes notice.) I did remind the reporter that there were many home stagers to choose from in Houston, but the fact that he landed on my lawn (which btw, does have a Saint Joseph statue plugged in for good luck) indicates the power of legend.

Saint Joseph's Statues' impact on home sales!

As we approach the Easter holiday, it seemed the Saint Joseph statue seemed to be an appropriate topic.
So let's ask the question:
How many folks know about Saint Joseph statues (as applied to Real Estate)?
Real Estate Professionals of all faiths are utilizing Saint Josephs statues. Briefly explained, the seller acquires an inexpensive statue of Saint Joseph and buries it head down by the front door of their 'for sale' property! Whether you face it to the street, or you face it to the front door, is a topic for discussion
(I invite everyone's opinion on this).
I do know (from personal experience) that it is important for the owner of the property to bury the statue. For someone else to do so, i.e. Realtor, Home Stager, etc.... apparently constitutes greed and negates the affect/effect of the previously named statuette.
I'm sure there are many readers who are now ROFL (rolling on the floor laughing) but really, and truly, I've seen this work. It's surprising that many of my clients provide me with their own testimony on this topic. As a Home Stager I bring the topic to the attention of my clients, but I'd suggest being very careful. I'd certainly not start off my consultation with "hey, let's slam Saint Joseph into the front gardens". I mean really, let's be sensitive. Also, since some people think we're crazy anyway, this might provide them with the final evidence in that case, and we'll lose the client!
Generally, the legend and myth of the Saint Joseph statue is shared in a somewhat back alley fashion: "Psssst, hey buddy, wanna sell your house........?" The reason for this back alley approach is because you can look like an idiot when you relate your own experience to a Saint Joseph 'newbie'.
I recently broached the topic on a house tour with my newest clients. I had briefly mentioned Saint Joseph and they informed me that indeed they did have the statue. During the house tour, the young couple confessed that the statue was not buried, but on a desk. When I reminded the couple of the bury-it-in-the-yard policy, the visiting in-laws immediately (and respectfully) told of their own success story.
So let's hear from the Active Rain community (and others). What has been your experience?

STAGING IS STATISTICALLY PROVEN TO SHORTEN MARKET TIME, AND IN MANY CASES INCREASE SELLING PRICE.

Thus far, nearly 50% of our staged homes have received bids within hours or days of the staging. Statistically, homes that receive bids in the first fourteen days, sell for list, or higher-than-list price! This statistic is true of homes priced from $100,000 to homes over $1,000,000. This statistic can be validated if you watch the four episodes of Property Ladder on TLC that we staged in Houston. Two of the homes were very well done, (but not perfect) and received immediate reaction from the market (bids and contracts). The other two homes were well staged, but failed to sell because the seller overlooked major condition issues. In the other homes that we've staged we see a consistent pattern: homes that sell are clean, uncluttered, freshly painted, updated carpet, better-than-average kitchens and bathrooms. Surprisingly, clean garages with freshly painted floors and walls are a big assist in getting the buyer to react.
Houston Home Staging began as a small operation in December of 2005. The owner (Jim Harrington) and Lead Designer (Tom Scanlon) were asked by a neighbor to assist in the presentation of an investment property that was poorly located, but otherwise in good condition. Harrington and Scanlon had achieved success in their own real estate transactions by staging their own properties and they expanded upon their experience and this new opportunity in Houston to create the business that you see today. Katy Home Staging is the newest branch of their home staging business!
