When we were in Orlando at NAR, we gave a 3 minute presentation on our area in the Global theater. We wanted to let others know how great our area of the state is. We wanted to show them what we have to offer vs other areas of the state.

In Hernando County, we have the best home values for waterfront living over any other section of the state. We have the manatees and dolphins, world famous fishing and great conditions for boating.

You can get more house for the money here. You can have the bells and whistles for much less than sections south of here. We have fabulous golf course communities, gated communities, farms, and deed restricted communities.

We have the Suncoast Parkway which gets you to the Tampa International Airport in apx 45 minutes. We have shopping and restaurants here but again you are very close to Tampa, Clearwater and St. Pete.

We have a lower crime rate and much less traffic than you will find in other areas. We are Florida's best kept secret and we are letting the cat out of the bag.

It's finally over and whether you are pleased with the results or not - at least its over! I am just hoping that people will get off the fence and start buying houses. We were pretty busy and suddenly everything came to a halt. Everyone we talked to said the same thing. We thought maybe everyone was just waiting to see what happened.

Since we are in Florida, this time of the year tends to be busy. The Snowbirds are coming back and lots of visitors from around the world. Most go to Orlando or Miami area. Our little corner of the world offers great fishing and boating opportunities. It cost much less here than the east coast. We have easy access to Orlando ( 1 1/2 hrs drive) and 5 hrs drive to Miami or catch a short flight.

We have a number of excellent golf courses. There are several golf course communities. Nice thing about Florida, you can golf year round. The weather has cooled off a bit and the humidity has gone away. This time of the year I live outside.

Our housing prices have dropped to the level they were about 4 yrs ago. It is going to be a buyers market for awhile.

Now that the election is finally over - we can only hope for the best.

We specialize in the Glen Lakes golf and country club community. We have been doing pretty well getting our listings sold. Most of the people we have been dealing with have been buying the homes priced in the $300 - $450K range. There are some spectacular buys in Glen Lakes. We have a great home with a pool on the golf course listed for $299,000. The gentleman needs to move south with his daughter who is disabled. He's very motivated.

Glen Lakes is located close to shopping, restaurants and the Suncoast Parkway to Tampa.

We are like every other community in Florida, we have several golf communites. The community we specialize in is Glen Lakes Golf and Country Club. It is located north of Spring Hill on Commercial Way. There are 900 lots in Glen Lakes and I believe only about 700+ sold and having a house or villa built.

They offer estate homes, villas, maintained homes and your standard 3/2/2. There are homes on the golf course and on the various lakes in the community. The favored spot is on the golf course.

Golf is serious in Glen Lakes. The course is beautiful and very well maintained. They have an excellent pro shop and there is a Country Club with a restaurant for a quick bite after your game.

Glen Lakes offers more than golf. They have tennis courts, a pool, a gym and lots of activities. Glen Lakes is not a 55+ community but the majority of the people living there are retired.

We are finding people now wanting to move back to be close to their children as they get older. Homes are selling here. We have the baby boomers moving in and the older residents moving out.

We are very aggressive in our marketing and have been able to sell many homes in Glen Lakes. Our sellers are very happy with our services. Our buyers are impressed with our knowledge of the area.

Hernando Beach is not really a beach. We are the "Nature Coast" but we do have one beach - Pine Island. We do have waterfront properties on canals leading to the Gulf and there is tremendous value there. We have a listing that is the most incredible house on a canal. It has 5 fireplaces, 3 levels, garage parking for at least 4 cars and a workshop. The loft has built in cabinets and a view to die for! I can imagine sitting and writing the great American novel from this room and looking out over the Gulf and watching the amazing sunsets.

There are quite a few homes for sale on the water. People are moving for whatever reason. We have been blessed here that we have had (knock on wood) no direct hit hurricanes and not really any hurricanes. There were a couple a few years ago that came through our area but didn't really do much damage. They came in south of Tampa so by the time they reached us it was just a bad storm. We are situated in a cove and it seems the storms pass by us. I was told it is because the water isn't that deep here. I don't know but we have been very lucky.

We have a lot of water fowl and the manatees that can be seen during certain times of the year. Its really a wonderful area to watch wildlife. I love the cranes. It is quiet and serene without all the beach going public.
