On the Columbia SC Real Estate Blog, each week I am going to cover the best foreclosures in specific areas such as Irmo, Lexington, Chapin, etc. Today, I am going to start this off covering a couple houses within the Lexington SC Real Estate Market.
I have talked about Columbia SC Real Estate Foreclosures many times before, and how you can make money on them. I love investment properties and they are my favorite to sell.
Within Lexington SC Real Estate, we have a number of homes on the market. Of course, many of them are new, and builders are slashing prices. New homes in Lexington SC are an abundant part of the market, and they can be picked up for a great savings.
In addition to the New homes in Lexington SC, we have some great foreclosures as well!

I am going to start off with 234 Palmer Drive within the Golden Hills Neighborhood. Golden Hills in Lexington SC Real Estate is a prestegious Golf neighborhood located right off of 378 in the middle of Lexington. Rarely will you find a deal in here, much less a foreclosure.
Featuring 5 bedrooms and 3.5 baths, this home was built for a king. Having 3700 square feet, there is plenty of room!
This beautiful home is listed over $50,000 below market value and is in near move in condition. If you are a Columbia SC Real Estate investor or buyer, this would be a great home.

In one of my favorite neighborhoods, Kellers Pond in Lexington SC Real Estate, which was built by Essex Homes, we have one of the first foreclosures available. This brick/vinyl home is 2170 sq feet and contains 3 bed and 2 bathrooms. It does have a 2 car garage. Listed at $175,900, this beauty will not last long.

Columbia SC Real Estate neighborhoods are the bread and butter of any Columbia South Carolina Real Estate agent. Within the different communities, such as Irmo Real Estate, Lexington Real Estate, Chapin Real Estate and of course Lake Murray Real Estate, there are several great neighborhoods.
I have written in the past on Quail Valley in Columbia, as well as Forty Love in Chapin and Ascot Irmo SC Real Estate. These are 2 prime examples of neighborhoods which have a staying power in this market. These homes sell well in any market, as well as they have a desire.
These 2 neighborhoods are polar opposites of each other. These neighborhoods highlight differences for key different buyers and sellers.
Of course, Forty Love is a higher end neighborhood located in the Chapin part of Lake Murray. This neighborhood has homes that can reach over $1 million. However, Quail Valley is a strong, central middle class neighborhood which has been around for decades. The prices of Quail Valley rarely reach above $230,000.
What makes a great Columbia SC Real Estate neighborhood you ask? There are obviously a good couple of items I could point out.
First and foremost, in my opinion, is staying power. Do people move every 2 years out of the neighborhood? Are there a lot of foreclosures or bank owned homes in the neighborhood? Does the Columbia South Carolina Real Estate neighborhood fee like a tight knit community.
If you answered yes to all these, more than likely your neighborhood will always be at the top in sales with lower days on market. If you have a desirable neighborhood, ie: one that does not have a huge amount of inventory on the market, buyers are less likely to be able to get the price down on your home.
If you have a tight knit neighborhood, such as Quail Valley, where people stay upwards 30 years and everyone knows everyone, your neighborhood will seem safe, secluded, and most importantly desirable.
A realtor who I look at who knows about true neighborhoods, how they are valuable in the hyper local sense of Real Estate is Greg Swann of Phoenix, AZ Real Estate. He works key areas within Phoenix and makes it his business to know each person, home, and the history of each home.

Columbia SC Real Estate
I will probably ruffle some feathers with some of my colleagues on this one, but hey, that is good sometimes!
So, you have this great piece of Columbia SC Real Estate and you decided to sell it. You opened up Google, asked a friend, or looked in the phone book and found a Columbia SC Real Estate Agent. They came over, stroked your ego a bit, listed your house, threw a sign in the ground, and went back to work at Red Lobster.
Does this sound familiar? When was the last time you saw your Columbia SC Real Estate Agent? Got a phone call? An email? An offer?
Things are different. No longer can you throw a sign in the yard of Columbia SC Real Estate and expect it to sell with the MLS alone. It takes some elbow grease.
Well, now you are in a contract…What do you do?
There are a couple things to do.
As a side note, any client who hires me can fire me at any time if they feel I am not up to par. I have had no one fire me yet. I even write it in the contract!
First off, tell the Columbia SC Real Estate agent, “You’re Fired”. You have now become Donald Trump, congrats!
That agent may say something like, “Oh, but we have a contract good until 2020!”
At this point, I would contact a Columbia Real Estate attorney. I am not an attorney and am not giving legal advice. See if you can legally cancel the contract you have with the agent without their express permission.
If you are having problem getting through the agent’s hard head, contact their Columbia SC Real Estate broker. In South Carolina, the broker owns the listing, not the agent. Explain the problem, see if they will cancel the listing agreement.
IF no avail, withdraw the listing off the CMLS. This will stop them from advertising the property for sale. It will still be listed by them, but not be on the CMLS.
Finally, do what you must do. Contact the attorney again, have a letter sent…this should do a job. Nobody likes to sue anyone, but people like to be sued less.
Selling Columbia SC Real Estate takes more than just throwing a sign in the ground and putting the house on the MLS these days, it takes an agent with a marketing plan. It takes a Columbia SC Real Estate agent working. Imagine that, some agents work!
First and foremost, ask the agent to write in the contract language that allows you to cancel the listing at any time. I allow it. I do not want to work with someone who is not happy with my performance.
There are many great agents out there, it is up to you to make sure you find the best Columbia SC Real Estate agent for your needs!

We all know that place. The place where people wish to live, want to live, maybe they know someone who lives there. The doctors, lawyers, dentists, and everyone else lives there.
For the Irmo SC Real Estate Market, that would be Ascot.
Ascot is a series of brilliant neighborhoods all sharing some great amenities. These great features include Sidewalks on every street, lighted Tennis courts, pool and cabana, children’s playground, and a Wonderful English Style Clubhouse.
Ascot’s houses are built by several different builders. These homes are on large, wooded lots, some with lake view, some with equestrian view. Also, they have some smaller patio style homes which are absolutely stunning.
Of course, being the Jewel of Irmo, this luxury does not come cheap. Currently there are 34 homes on the market within all the Ascot Neighborhoods. These houses range from $350k to $1.1 million. There are 7 houses on their way to closing at this moment. Also, within the last year, there have been 23 closings within the Ascot Neighborhoods of Columbia SC Real Estate within the Irmo area.
Some of the other great things include the schools. Ascot in Irmo SC goes to River Springs Elementary, as well as Dutch Fork Middle and High School. These are renowned as some of the top schools in SC.

Yesterday, I reviewed one of my favorite Columbia SC Real Estate neighborhoods, Quail Valley.
Today, I am going to continue talking about another great neighborhood in the Columbia SC Real Estate market called Forty Love Point located in Chapin, SC.
Chapin is a booming market located close to Irmo right off of I-25 at exit 91. Chapin is home to several great restaurants, the best schools in the area, as well as some great neighborhoods, one of them being called Forty Love Point, or Forty Love for short.
The neighborhood obviously has a tennis theme to the name of the roads. Some of the roads include Match Point Dr, and Clay Ct.
Considered part of Lake Murray Real Estate, Forty Love has beautiful houses on and off the water. This neighborhood is truly affordable yet exquisite.
Currently in Forty Love Point, Chapin SC, there are 9 properties listed from $318k to $850k with square footage from 2500 to 3900 sq feet. In the last year there were 7 properties closed.
Considered to be zoned for the best schools in the Columbia SC Real Estate market, Forty Love goes to Lake Murray Elementary, Chapin Middle, and Chapin High. All are part of the Lexington/Richland District 5 school system.
From 20 years old to brand new, Forty Love has something to offer to everyone…not to mention the tight knit community feel makes you feel right at home, where you belong.
Some of the offerings of Forty Love include, of course, Tennis Courts, private Boat Launch with Community Shelter, Boat Storage, Playground, and Fire Pit.
