Columbia SC Real Estates’ own neighborhood Quail Valley will be the subject of this post.

Many people know Quail Valley. It is a well established neighborhood located between Harbison Blvd and Lake Murray Blvd running the length of Saint Andrews Road.

Currently in the Columbia SC Real Estate Market, there are 7 properties in “Active” standing within the Quail Valley Neighborhood. These properties range from $175k to $239k.

Quail Valley was mostly built in the Late 70’s through the Late 80’s, though there are some new custom builds currently going on. There are many Brick Colonials as well as many other types of houses including Charleston Houses. The average house in Quail Valley is right around 2000 square feet. Most houses have 2 car garages and are centered in very spacious lots.

This is one of my favorite neighborhoods within the Columbia SC Real Estate market. I grew up here on Woodleaf Court in one of the beautiful Charleston houses.

One of my favorite things about this neighborhood are the walking trails. Throughout the neighborhood there are concrete walking trails that go all over, even stopping at Harbison West Elementary School. Being a well established neighborhood, many of the home owners have lived there for 20 plus years.

Quail Valley has its very own Pool and Racket Club. You do not have to join, but I highly advise it. During the heat of the summer, this large pool is the home to the entire neighborhood. In addition, Quail Valley offers some of the best Tennis facilities in Columbia.

Over the past year, there have been 16 properties closed in this Large neighborhood, so very few people leave. Of those 16 properties, I have been involved in 4 of the transactions.

Quail Valley is zoned for the Lexington / Richland 5 School District, which is known as one of the best school districts within South Carolina, and definitely arguably the best school in the Columbia SC Real Estate market.

I am sure you noticed. It is HOT AS HECK out here in the Columbia SC Real Estate Market. With the temperatures hitting 100 or better, there are some things you need to be doing!

I am sure by now, SCE&G is smiling because you are running your Air Conditioner non stop trying to keep cool while the oven outside is ever lasting. With these thoughts in mind, I have some energy saving tips.

First off comes your Air Conditioner. That thing here in Columbia SC Real Estate we call a necessity, or a gift from God. Have your coils cleaned and your freon levels checked. If need be, have a couple pounds of freon. This alone could save you a decent amount on that power bill. Along the same guidelines, turn the air warmer. Keep it 75-78 when your home, and turn it up when you leave.

Nothing is better than coming home from work after a long day and drinking a nice cold drink. I completely agree! However, do you need that extra refrigerator in the garage? If you really do not need it, turn that thing off! It could save you up to $150 a year!

Adding window shading, whether better blinds, curtains, or tint can save you up to 5% over a years period by keeping your house cooler. What about those doors that you leave open so the dogs can go in and out? Close them!

Weatherstripping around any doors and windows in which you can see light will keep your Columbia SC Real Estate running efficiently. If you have single pane windows, think about switching them over to double pane. While this is costly, not only will it save you money, but when you decide to sell your Columbia SC Real Estate, it will make your house worth more money!

Big changes are coming…

Currently, the FHA has a ‘one size fits all’ premium structure that charges borrowers 1.50 percent of the loan balance upfront and .50 percent annually regardless of their credit standing.

But the FHA felt this approach did not treat borrowers equitably and could put their insurance fund at risk.

That’s why under their new guidelines scheduled to begin July 14, 2008, the FHA’s upfront mortgage insurance premium will range from 1.25 percent to 2.25 percent with borrowers still needing to adhere to the FHA’s strict underwriting criteria.

By charging different premiums, the FHA will be able to operate like most other insurance companies. This will allow them to serve more people without making taxpayers pick up the tab.

And with the modifications to FHASecure, also scheduled to begin July 14, 2008, they will be able to help homeowners struggling to keep up with their high-cost subprime adjustable rate mortgages who have missed up to three monthly mortgage payments over the past 12 months.

As an alternative to foreclosure, eligible borrowers will be able to refinance with the FHA and lenders can voluntarily write down the outstanding subprime mortgage principal balances.

Borrowers refinancing into FHA loans from the subprime market will be better off, even with slightly higher mortgage insurance premiums, because FHA insurance gives them access to substantially lower interest rates, and will lower their overall mortgage costs.

Keep Your Patience in Columbia SC Real Estate

So I have this client. A great client I might add. Absolutely the type of client you want. They contacted me off this Columbia SC Real Estate Blog. They were Pre approved! They knew that I offered deals on properties. They knew that I could find them the perfect house and have instant equity the day they closed. They are great. I love this type of client.

Better yet, they email. When they have questions, they ask.

I found them the perfect Quail Valley Real Estate Home that they read about on my blog. They looked at it, saw its charm, and we put in an offer…then a counter offer, and another…another…another offer, a counter here, a counter there, a counter everywhere. 5 weeks later we have an accepted offer. They are moving into their first home. They will instantly have $50,000 in instant equity.

The moral of this story is…don’t give up, don’t give in. If you love the house and the money makes since, keep on. Don’t let an Idiot Real Estate Agent tell you to move on. Exhaust ever offer until you are happy with the price.

My favorite type of Columbia SC Real Estate is the type where you move in and you have instant equity. Sure, sometimes it has a few problems you must fix, but you make the return on your investment in the long run.

Are REO properties more work? Yes. They are. Dealing with banks are not my favorite thing to do. However, I love seeing my clients have a great ROI.

Columbia SC Real Estate Transparency is all the buzz these days. In other markets, it is more than the buzz…it’s a fever of sorts. You may be asking yourself, “What is Real Estate Transparency.” Funny you should think that…as transparency is what this article is about.

I heard a great explanation in real world terms today on Real Estate Transparency. On Real Estate Radio USA, which I spoke about Columbia SC Real Estate about a month ago, Barry talked about Real Estate Transparency. He used this example:

When you call Terminex over to take care of your bug problem, they give you a guide which clearly states what they will do, what it will cost, what it covers, what they are responsible for, and their warranty. They even have pictures of the bugs they kill, what they use to kill them, how long they will be dead…etc…etc.

Well, why can’t a Columbia SC Real Estate transaction be like that? My thoughts exactly…why can’t it? Ask me any question you want that I can answer legally. The only things I can think of that I can’t answer to you is, “What is Joe Q bidding on that house over there” when Joe Q is my client. Also, If I am representing a buyer on the same property, I can’t get into my clients business with you. Other than that and Dual Agency, I can and WILL answer anything.

For example, I had a client this morning ask, “How many listings of yours have expired?” Well, I have had 2. I will be happy to give you the addresses and the owners contact information…and tell you in my opinion why they expired. Sure, I’ll tell you, and I’ll be honest.

Columbia SC Real Estate buyers: “How much commission do you make if I buy this house?” Usually the answer is 3% of the sales price. “Will you give me some of it?” Legally in SC, I can’t…sorry. And I won’t say, “I would if I could”, because I don’t know if I would.

Lets see…my favorite! A Columbia SC Real Estate Seller asks, “How long will it take to sell my house?” I am more than happy to give you my opinion according to the MLS, but I can not guarantee it. I wish I had the crystal ball of Columbia SC Real Estate, but I don’t. If you have it, I’ll take 5! But I can promise that I will do the most I can to sell it as quick as I can. I have had houses I thought would sit for a while sell the next day, I have had houses I thought would sell the next day sit for a while. But I will market your home to the best of my ability…and that is a lot.

Columbia SC Real Estate transparency is important. Ask for past sellers, past buyers. Talk to them! Most of them love me…of course there are 1 or 2 that can’t stand my guts. I will even give you their numbers (I probably fired them). That being said, I won’t work with everyone…so everyone doesn’t love me.
