We locals are in great antipication of the Dog River Park in Douglas County Georgia to begin construction. This is a master planned development in conjunction with Douglas County and the City of Douglasville. The park lies on 900+ acres off the Hwy 5 and 166 corridor area in the southern stretches of the county. It also lies adjacent to the new residential developements of The Reserve at Dog River www.thereserveatdogriver.com and newly developed Sanctuary Cove on Hwy 166 www.sanctuarycovega.com which will comprise of the eastern side of Dog River reservoir, a 310 acre wildlife sanctuary.
The Dog River park itself is a marvel of its own. Featuring a 5 mile horse trail, several miles of multi use trails for walking and biking, 4 full size ball fields, 6 softball fields, an outdoor pool, nature center, picnic areas, a boat ramp, for canoes and kayaks, a primitave camping area as well as a county library. This facility will be a great assest to Douglas County and the surrounding area and will be much enjoyed by all!

HI folks, I know we have experienced down turn in the economy like we hopefully won't experience ever again in our lives. But for now, it seems sales are picking up especially with the $8000 tax credit being available. So now with the extension that seems to be inevitable, it's more than ever a great time to buy!For sellers, is it a great time to sell? Just be aware that you even if you have an agreed upon price on your contract the appraiser may kill your deal. With such a lag in sales in our area of West Georgia, especially in the middle price ranges of $150k to $250k, the appraiser will have to come up with like sales to find your value of your contract price with in the last 6 month(preferable). If the price can not be substantiated, then the lender won't be willing to loan as much for your buyer putting cash strapped buyer in a bad position only to ask you the seller to reduce your price to the value that the appraiser derived. Ouch! Seller's just be mindful of one of your last hurdles before getting to the closing table.
