If you are a first time home buyer eligible for the $8000 tax credit, time is running out. If you are considering buying a bank owned foreclosure, it may be too late. The closing must take place on or before November 30, 2009. It usually takes about 30 days or more to close on a property with an accepted offer. To be on the safe side you should have an accepted offer no later than the last week of October. Expect delays, this may be the busiest time real estate has seen in years. Keep in mind, with the recent down turn in home sales, there are fewer real estate agents, loan officers, appraisers and under writers available to complete the steps necessary to close on a property.
At this point in time I would suggest you avoid short sales. These can tie you into a binding contract for months without receiving a response from the lender. With a short sale you do not have an accepted offer until the lender approves the sale. Because of the recent increase in the sale of bank owned properties there is already a tremendous back log of work these people have to contend with. Any offers received will join a pile of offers with little hope of obtaining the proper authorization before October.

Selling a home can be an emotional experience. I know because I went through the experience myself. As I was about to list the house on the MLS I had a vast array of emotions going through my head. I thought of all the effort put into building the house, the money I had invested and of course the memories. We invest not only money but time into our homes. Adding the little touches inside which express our individual tastes and preferences. Caring for the lawn and yard. The trees, shrubs and plants which we have seen grow throughout the years. Watching our kids grow up. Baking the first cake in the kitchen, the swimming pool in the backyard and building the swing set are all memories which will be with us the rest of our lives. The friends, neighbors and of course the relatives visiting. The meals, family time and conversations within the walls seem to live on with a life of their own.
As we look back upon these, it seems the money takes a back seat to the time invested. We can always receive more money, but the time is gone forever, living on within our minds and our hearts.
As a trained professional we need to realize, home sellers are looking for more than facts and figures. When all is said and done, most home sellers are looking for someone who cares. Who can take the time to listen and appreciate the latitude, the emotional strings attached to the sale of a home.
Do you go home at night tired and frustrated from the weight of the job on your shoulders? Or do you arrive home late in the evening with a relaxed feel, knowing you took the time to listen and appreciate the emotional pendulum the home seller is experiencing? Too bad they do not teach understanding when it comes to our license renew classes.

25 minutes west of downtown Milwaukee on I94, ½ mile north of I94 at the Highway 83 exit. Free parking on-site is included with your ticket purchase.

Food and beverages will be available at the site. Specialized food selections will be available from local area restaurants. Beverages will include beer (Miller products and other premium beers), wine, soft drinks, bottled water and other selections.
Things you need to know:
1) The event will be held under a large festival tent with ample seating provided. You may bring a fold-out chair or blanket if you prefer to sit outside of the tent in the adjacent grass area.
2) You will be allowed to leave the festival site and return, however you will be required to show your ticket stub and hand stamp for re-admission.
3) Please do not bring the following prohibited items: carry-in food or beverages, coolers, backpacks, pets, flash cameras, audio or video recording devices.
4) Flash photography and audio or video recording is not permitted.
5) Tailgating is not permitted in the vehicle parking areas of the park.
6) Ticket sales are final, refunds will not be given.|
7) The event will be held rain or shine.
8) The entertainment line-up is subject to change.
