The Best time to evict a tenant is before you give them the keys! If you want to save yourself some headaches and more than a little money make sure you screen your prospective tenant before you give them keys to your house. Today there are a lot of people trying to find a house in Broward County and if you are not careful you could be in for a nasty surprise. I recommend that you do a criminal background and eviction check as well as a credit check. Credit alone does not ell the whole story. You will want someone who has reasonably good credit (if they had perfect credit they could buy a house) but with a string of criminal problems or a history of being evicted you could bring in more problems than you can handle. There are some background investigative firms that can help you find out the "skinny" on the people who want to move into your house. It doesn't cost much, doesn't take much time and is well worth the effort. I would never give the keys to anyone before I was comfortable with "who they really are".
