I know that a couple of months does not a trend make...BUT, there are some signs that home prices around the country are stabilizing.
The much ballyhooed Case-Shiller 20 city index posted its first montly increase since the summer of 2006. Out of the 20 cities that the index tracks, 13 posted gains.
This is on top of positive news that newly built and existing home sales rose for the third straight month in June 2009.
The index only measures price data in 20 metropolitan areas in 15 states and the District of Columbia. So a large chunk of the country is not measured.
Looking at the activity in my hometown of Pleasanton California, and again please be aware that every real estate market is local, I see that homes are selling well. Especially homes that are in the "sweet spot" of between $500K - $700K in price.
I am also heartened to see that in that price range, there are a lot of buyers, and they do recognize that their buying opportunity is now. My latest listing was for a 1750 square foot home, built in the late 1960's, remodeled, and in a good location. I put this home on the market on Friday July 24th, in the upper $500,000's, and by Sunday I had...COUNT them... 10 offers!!!!
Of course only time will tell if we indeed have turned the corner, and usually an opportunity is not recognized as such until we look back in the "rear view" mirror.

I will never forget our family's move to Pleasanton, CA back in 1991.
My husband had just gotten a position with a computer company, and we were happy to escape the winter snow of the midwest.
We stayed at an apartment while we were house hunting, and as we looked around the homes available at the time in Pleasanton, we kept coming back to this Pleasanton Meadows neighborhood. The elementary school that serves the neighborhood is called "the Fairlands Elementary", and sometimes people refer to the neighborhood as "Fairlands".
In any case, we kept coming back and looking at the homes which were built in the late 1960's. What caught our attention was the fact that the original 836 homes that were built in the community belong to the Pleasanton Meadows Cabana Club (PMCC) which features 2 pools, swimming classes, and space for events such as Easter egg hunts, and birthday parties. Another thing that caught our attention was that the community was built around a "greenbelt", and quite a few of the courts in the community end at the greenbelt, and have an opening so that the residents can get onto the belt easily. The Pleasanton Meadows greenbelt, besides the Cabana Club, has walking paths, tennis courts, a playground, and open space to play.
Another unique feature is that the greenbelt ends up at the Fairlands Elementary, thus allowing students at the school to either walk or ride their bikes to school.
We were also drawn to the neighborhood because of its proximity to the school (both our children went to K-5 at Fairlands Elementary) shopping, there is a shopping center at the corner of Santa Rita and W. Las Positas, easy access to Highway 580 and proximity to the Hacienda business park.
A few years later BART came to Pleasanton thus increasing the transportation options, and from Pleasanton Meadows it is a 5 minute drive to the BART station.
Most residents of the Pleasanton Meadows neighborhood have made improvements to their homes, some have made additions, some have remodeled more than once!
Typical homes are two stories around the 2,000 square foot range, and single story from 1500-1900 square feet.
Back in the late '60's the typical price for real estate in Pleasanton Meadows was $28K!!! for a 3 bedroom, 2 bath home. When we bought in 1991, the homes were selling for around $250,000.
Home values in Pleasanton have gone up since then!!! In Pleasanton Meadows homes start from the high $500,000's to the mid $700,000's, depending on condition and square footage.
The neighborhood continues to be very popular and homes do not stay on the market for too long.
