Mesa County, Grand Junction Colorado Market Report
There were 2,304 Properties SOLD in the Grand Junction area in 2011.
3,684 new listings came on the market in 2011.
The average SALES PRICE was $181,509.
The average Days On Market was 136 Days.

In 2012 Analysts predict:
The Number of Homes SOLD will rise.
The Number of New Listings will rise.
The Sales Price will DROP by Approx. 5.1%
Many Foreclosures will come on the market as lenders get caught up on processing the backlog of foreclosed properties. These BANK OWNED properties will come on the market in a lower price range than comparable properties being listed by HOME OWNERS making it difficult to get top dollar for seller owned homes. Thus causing the predicted 5.1% decrease in sales price for 2012.

FREE!!! Easy to Create Charts and Graphs site for making Market Reports in Minutes!
I'm new to creating Charts and Graphs. I had put off writing anything that would require a chart or graph because I had thought they would be difficult to make.
I stumbled upon the site, CHART GO.
I made my first chart using CHART GO a FREE site to EASILY create Charts and Graphs! It was SOOOO Easy! Took me 2 minutes! No kidding, to make this chart below!

There are lots of choices, so just go there and play around a minute. When I got done, I just right clicked my chart and SAVED it. The starter sample has words on the chart, I just back spaced over the words and entered my own. It can't be any easier!

The NUMBER of home sales were slowly on the rise for the last quarter in Colorado due mostly to buyers taking advantage of lower home prices and mortgage rates.
Home PRICES continue to be LOWER due to joblessness and slow business overall.
As lenders complete processing on more of the foreclosures that are pending, more properties will appear on the market for sale at lower prices, this will not be helpful to home owners trying to get top dollar in today's market, as there will be many comparable homes on the market at reduced prices.
After mortgage companies formally foreclose on the homes, and the larger inventory of homes at reduced prices hit our market, prices are expected to DECLINE an additional 5.1% in 2012. Savvy home buyers have learned to search for homes that have been foreclosed upon at discount prices and homes that are offered as short sales. This makes it a tough market for home sellers.
Recovering from the economic fallout of the financial crises is not expected for quite some time, according to real estate analysts. The impact of the foreclosure crisis is expected to be long lasting.

Other Influences... If you receive emails from persons interested in buying or selling, asking questions; Turn their question into a Blog post! Share their question, and your answer. Chances are other folks had the same question. Makes for great content!
Join Groups! Maybe sometimes you want to talk about a certain topic that you think will ONLY be of interest to a small select group. You don't want to send it out to the public, OR the entire ActiveRain Community. Then go to the group that has a specific interest in the topic, and JUST POST it IN THE GROUP! You still get points for it. :)
Most Important Topics...Probably Localism!!! If you ever need a topic, all you need to do is post something about YOUR MARKET AREA. This will be the Biggest Bang for the Buck as far as creating opportunities with potential clients. This is where they will find you. You can talk about Market Reports, Local Events, Neighborhoods, Schools, Shopping, ANYTHING relevant to your local area.

Inspiration in the RAIN!There's a blog Challenge I'm completing that requires writing 2 posts about how I choose TOPICS for my Blog, and how I develop the THEME.
That's an easy one! So on this first post of 2, I will talk about Inspiration in the RAIN!
My first blog just naturally was an INTRODUCTION of myself and my business! Then 3 others followed talking about Inspection related services. I was thinking I needed to Blog about what I do! But as I got to looking around, I saw I could talk about anything! Look Out! Here I come!
Then I discovered contests...how fun, and challenging...and competitive! I LOVE a CHALLENGE! I LOVE to COMPETE! So the guidelines of the competition usually provide you with the topic for the content. Easy enough!
Then I found that in reading member's blogs I sometimes find myself PASSIONATELY COMMENTING away, not even realizing I rambled on, and wrote a comment LONGER than their blog! LOL! Oops! (I was brand new and didn't realize there actually is commenting etiquette.) <<<MUST READ! LOVE this post!
After leaving one such comment, I received a very nice and sweet email saying I should copy/paste my comment and make it a Blog post. So I did! She was so sweet, and said, that it would be a great topic to share. She wanted me to blog it so other members would see it. I'm so Thankful for her sending me that sweet email, because I hadn't even realized that a comment could very likely be a POST instead!
So, since then, I've left numerous comments that I realized were getting LENGTHY, and turned them into a Blog post instead. The Member's blog inspired me to create my own; of course, with a different spin on it, or maybe a tiny part of their post took me off in another direction.
I'm often INSPIRED to write something on the same topic as another member's post, if I have a different opinion, or maybe even disagree. I then write a post relevant to that same topic.

Sometimes I'm inspired by timing and a past experience, and my desire to help. Several posts have evolved from me wanting to help others. Prevent them from having a potential problem or save them some time.
Then sometimes... a girl just wants to have FUN! Or get a little personal. Or talk about my family!
Or Thank Everyone!!! Or Blow off Steam! Or Get a little ATTENTION! Or Tell it like it is! ..........
