We've been working in foreclosures and short sales here in Phoenix since 2003, and a few years ago most homeowners didn't know what the heck a short sale was.

Now, it's commonplace for an agent or homeowner to ask, well what are the tax consequences if I let them home just go to foreclosure? Or is it better to do a loan modification? What if I do a short sale instead? Homeowners and agents are now more savvy to the idea, and asking more in-depth questions surrounding the entire process.

With mass amounts of information available to professionals and homeowners alike, there still seems to be some clout around what REALLY happens when a homeowner chooses one path over the other when facing foreclosure though.

This is going to be a free public forum because there really needs to be a full disclosure from a trusted, expert source on what the heck homeowners really must consider when they're trying to decide on their best options, as well as educating ourselves as RE professionals so we can have the knowledge base to realize all their considerations as well.

I know there's a lot of confusion going on out there; there's a lot changing from a governmental standpoint, with the tax laws and RE arena changing to react. Even more convoluting is the amount of businesses popping up simply to take advantage of homeowners in distress. This is going to be an open forum to dispel some myths and outline the pro's and con's of loan mods, short sales, bankruptcy, and foreclosure.
