Every homeowner who is planning to sell their home should do the following:
1- Interview 3 agents from 3 different Companies.
2- Compare marketing strategies and marketing plan i.e. where and how they market to potential buyers?
3- You want to hire a full time agent ( not someone who does real estate as a second job) you want an agent who lives, breaths and eats real estate.
4- What are their hours of operation?
5- Do they have an admistrative staff to handle inquiries that come in right away?
6- Do they have a system in place?

I'm working on a house that I'm selling as a short sale. I'interested been working on selling this house over 6 months now. During this time I'probably had 7 offers that I presented to the Bank who is Wells Fargo. It is unfortunate that Banks are taking their sweet time to turn cases around and each time Wells Fargo finely had made their decision, the buyer had walked away. In the past month I had a buyer interessted in the property and when we went to see it I discovered that the home was vandalised. All the copper piping running from the heating system all the way throughout the house was stolen ( I guess this is what some people are doing now in this economic crisis to put food on their table).The interested buyer had made an offer taking to concideration of the missing pipes. Wells Fargo is now requesting that the homeowner put in a claim to his Insurance carrier to recover the amount of the damage and Wells Fargo is axpecting to recieve the sattlement. You have propbebly figured out by now that the house is vacant. I was hired by the homeowner to market and short sale their property and now I will be meeting the claims adjuster at the house to provide access. I have a 3 hour window and I will be hanging around a vacant property that was vandalised. Will your Realtor do the same for you?
