As a Buyer you can either chose to purchase a new build or a resale. When purchasing a resale you will probably use the services of a real estate representative that will look after your best interest. Resale properties are sometimes sold by owners and it has happened quite often where a Buyer pays over market value for a property and is totally surprised when a few years later he/she tries to sell and can't make a profit. Real Estate Agents are there to provide you with comparative market analysis about the property, advise you on the growth potential and just make sure that you are getting a good deal. Sometimes, a good deal is the asking price and most times its less.
Some Buyers prefer to purchase a new build and go directly to the Builder, select a lot and home model, slap down a deposit and sign the documents without any representation. Most people say "I didn't know I could use a real estate representative to help me". And my all time favorite is "But, the guy/gal was so nice" Of course, they are nice, they are trying to sell a house and make a living - but the important factor here is that they REPRESENT THE BUILDER. I caution you, when asked to fill out one of the builder's survey card - DON'T - just say "I'm just looking" and if some thing does strike your fancy come back with your real estate agent. You're thinking, who will pay the commission? Well, most builders pay the real estate agent's commission or a good portion of it. I recently heard a new home Buyer say "I signed Schedule "F" and that committed me to take a mortgage with the Bank that the builder had selected and I couldn't use my own mortgage broker or bank". That's where your representative would have said "Don't sign Schedule "F". Also, when you're sitting there with the Builder's Representative, you can't get caught up with upgrades that you saw in the model home. Its only a $1,000 here and a couple of hundred there but it does add up and you end up paying more than you can really afford. Your representative will guide and advise you on which upgrades should be done by the Builder and which would be less expensive to do after possession.

Ottawa Real Estate has been a great success this year and even as I'm writing this people are looking for homes on Christmas Eve. Since the inventory is low here in Ottawa, when a house pops up on the market Buyers want to see it immediately and if its meets their needs - offers are presented and most of the time its multiple offers.
Multiple Offers are great and financially profitable for Sellers but Buyers beware and be sure that you are really in love with the home and it does have value before offering too much. I had a situation the other day where my Buyer wanted to put in an offer on a 1200 sq ft town house near Centre Ottawa asking price was $375K, since there were multiple offers we did a pre-inspection; offered $383,700.00 - no conditions - and we were the second highest offer. We were asked if we could do better and my Buyer offered $393K and still we were in second place. The first offer was unconditional at $425K. WOW!
Was the Buyer dissappointed, of course, he was but as I told him - $393K was an excellent offer for the property and going any higher would be unadvisable since it needed a new roof and needed to have some updates done. Today, we found a better, bigger place, location not as good (proximity to downtown) but he's happy and paying only $319K. So sometimes in the passion of things, people end up paying more than necessary for a property. Buyer Beware!

Real Estate Agents are always looking to give their Buyers original, different closing gifts. One gift that I give and its always truly appreciated is changing the locks on the house. On closing, the Sellers turn over the house keys in their possession to the Buyers and everyone is excited but - there always a but - what about the key with the neighbor down the street or family members that moved out or on or Uncle Fred that comes over once in a while and crashes on the basement couch. Yep! there can be a whole slew of keys that the Sellers could have forgotten about.
