In late 2007, city of Pasadena has unanimously approved Historic Highlands as a Landmark Distirct. It's about time since this area has some of the most beautiful craftsman homes in Pasadena.

Historic Highlands Neighborhood website has this to share about the Historic Highlands history:

What is known today as the Historic Highlands encompasses the estates and land
holdings of two prominent Pasadena pioneers: David MacPherson, former Santa Fe
Railroad design engineer of the famed Mt. Lowe railroad; Ezra Dane, an orchardist
who settled here in 1883.

Ezra Dane crossed the plains from Massachusetts sometime between 1849 and 1852
and settled in Sonora County in Northern California where he became a prosperous
farmer. Driven from the area by an out break of malaria in the early 1880's, he
moved his family to Pasadena in 1883 where he purchased 160 acres in the San
Pasqual Rancho area, known as "the place where every tree is pleasant to the sight
and good for food" and began planting orchards.

Bradley Court in Monterey Hills

There are two things that make Bradley Court stand out in Monterey Hills.

First, it's the only PUD (Planned Unit Development) in Monterey Hills. It consists of 16 spacious homes with their own garages and their own individual style.

Second, built in 2001, Bradley Court is the last property complex built on the hill, making it the newest.

These beautiful PUD style homes offer majestic views and a lot of interior space. Most are 3 bedrooms and 3 baths with over 1,600 sq. ft. A little private yard, a gourmet kitchen, bathroom with a spa are just some of the amenities of Bradley Court.

Bradley Court homes were selling originally in the $800,000 range. There was a recent sale, a short sale, that closed a few months ago for $655,000. Because there are only 16 units in this very small Monterey Hills complex, it's very rare to see a Bradley Court come up for sale on the Montere Hills real estate market.

Formula for Selling Your Pasadena Home in 30 days or less - Part II

In the previous post, Sell Your Pasadena Home in 30 Days or Less, we discussed the basic formula for selling your home. There are three parts to your selling success:

  1. Preparing your Pasadena home for sale.
  2. Determining a price for your home.
  3. Deciding how to market your Pasadena home.

Today, I wanted to go into a bit more detail on the type of marketing and advertisement methods that are available in today's Pasadena real estate market.

We talked about the importance of bringing "eye balls" to see your home. Exposure is of utmost importance in getting the highest possible price for your home and selling it in record time. The more people that see your home, the more opportunity you have in selling it well.

To fully market your home today, it is imperative that you put the power of the internet to work for you. Internet, not only, exposes your home to the immediate real estate market consumers, but it also is an extemely powerful tool which will bring buyers that are thinking of relocating to Pasadena.

We already know that we need to have your home listed in the local Multiple Listing Service. Please note, that in Pasadena there are several Multiple Listing Services (MLS). We have ITEC which is part of Pasadena Foothill Association. And, there is IMRMLS, which is part of Arcadia Realtors Association. Please make sure that your Pasadena home is listed in one of these MLS services. If it's listed in one, it's listed in both through the magic of new computer programming that was recently implemented.

If you have a realtor friend who is working out of the area, who will be listing your home for you. Not the best idea, but that's a different post. Please ensure that your real estate agent contacts one of these MLS services and enters your home there.

MLS Listings are very different. How do you make your Pasadena home stand out?

  • Make sure that you have a wonderful, detailed and honest description of your home. You want people to read the description and want to visit your home to see if it's the right home for them. You need to create the emotion of really, really wanting to see your home.

  • Use lots of photos. Now... when I say lots of photos, let me clarify. Use GOOD photos. Please do not place photos that are out of focus, or show messy rooms, or are crooked, or show a ton of ceiling, or showcase your furniture. Remember, you are trying to sell your home. MLS services allow anywhere from 25 to 30 photos per listing. Put up as many photos as the service allows. Buyers love to be able to see photos of homes, especially buyers that are thinking of relocating to Pasadena.

Photography Tip: Use a wide-angle camera! It's very difficult to photograph a house without one.

Temple Terrace in Monterey Hills is Unique among Many

Temple Terrace is a beautiful complex in Monterey Hills. It is very unique for the area since it consists of both condos and townhomes. It is located on Via Marisol, but the postal address is Temple Terrace.

There are 75 condos and 47 townhomes in this complex. It is beautifully landscaped and has mature trees and lush foliage. As you walk around the complex, you almost get a resort-like, almost cottage-like feel.

It is the only complex on the hill that has gas range/ovens. Everything else in Monterey Hills is electric. So if you like to cook with gas and live in Monterey Hills this complex is for you.<!--more-->

Amenities include a pool and a spa and home owner association fees are some of the lowest in Monterey Hills. HOA dues include water, gardening, cable TV & trash service.

There's plenty of guest parking available throughout Temple Terrace although the townhomes have a 2-car attached garage and most condos come with 2 subterranean parking spaces.

Monterey Hills is a great place to live and is only minutes away from Old Town Pasadena, downtown LA, Paseo Colorado, the USC Health Sciences Campus and the Gold Line.

As of August 15, 2008, there is only one townhome on the market:

853 Temple Terrace, Monterey Hills 2 bedrooms/2 baths $429,000

It is nice and bright with beautiful views of the hills from each room.
