The new North Carolina Budget eliminates most of the Renewable Energy and sustainable manufacturing TAX CREDITS. This would hurt the state with new jobs, new business starts ups and ultimately the sale of real estate.

"Staged Homes Sell Faster for More Money."
This is the claim you can hear repeatedly by stagers everywhere, as well as on HGTV from that darling, talented, Sabrina Soto. My hero! I am new to staging as a profession, (or addition to my Real Estate profession) but have been staging for clients and friends for years. Now that I have the designation of ASP after my name, folks tend to actually trust my advice more. Funny huh?
I look forward to seeing if the claims of selling faster for more hold true.

Hello Green Thinkers....
Much discussion has been thrown about as of late as to how to add "Green Features" as a search word/term in our MLS.
I'd love to hear from as many folks as possible as to what search terms are in your MLS currently and what are you thinking about adding?
For example: Energy Star Certified is way different form Energy Star appliances yet both terms have importance to me as a Green Designee Realtor. We also have, locally, something called North Carolina Healthy Built Homes. That too is important to me and my green searching.
Just like to see what's out there and how you got this accomplished indside your own MLS.

In my Staged Homes class (thru which I am now called an ASP! and I pray you pronounce that correctly....hah!) I discovered the most amazing sidekick a REALTOR can have: PURE AYRE!!

I have never met anyone whose nose is as sensitive as mine (except maybe my daughter's...sorry for that, Babe!).
An overly sensitive sense of smell can be a blessing and curse. Especially when listing a home. Pet smell, moldy smell, cats, and smoke being my top four. And products that cover smells like Glade or Febreeze make me physically ill. But not this stuff!
According to the company, This product is made from plant enzymes and essential oils. Safe for kids, pets plants etc.
I used Pure Ayre for the first time yesterday. In seconds I MEAN SECONDS, the heavy smoke smell in my listed house WAS GONE! Ca-put! Disappeared. I stayed an hour staging a bit and the smell stayed gone. I left my client a small spray bottle, instructing her to air out when possible, smoke outside only since the weather is clearing, and spray when necessary before a scheduled showing. This particular home was included in our office Caravan, 20 agents plus. At least half commented last week on the smoke smell.
I defy them to smell it now!
Did i say this is amazing stuff?
I should buy stock or become a rep or something.
The kit i bought even comes with a black light. In the dark with this mini light you can see EXACTLY where a pet may have had an accident and then inject the Pure Air directly into the spot, like a cushion on a couch, etc.

The short sale is brand new here. Even some of the bankers in our insulated small town had no knowledge of the exact term: SHORT SALE.
The main question we are hearing from Realtor friends is "how do I insure my commission gets paid in a short sale situation?"
If you have some tips for the rest of us, we'd LOVE to hear about them.
