Thank you for letting me share some of Exit Mountain Realty's market statistics as compiled by the Multiple Listing Service (MLS). Statistics are compiled year to date.
1. We currently have 41 residential properties on the market with an average listing price of $368,234. The average Days on Market (DOM) for these 41 homes are 141 days.
2. Expired listings are another very useful statistic in evaluating performance. When a property ‘expires' in the MLS, that means that the seller had to cancel plans to move or relist with another company to ‘get the job done'. This year my company has had only 4 expired listings.
3. When we sell a home we calculate the List-to Sell Percent then we compare that to the Brevard Board of Realtors Averages. That average is today at 93.18%. To explain better, if you sold a home today that was listed at $100,000, the market statistics say that you could expect to sell it for $93,180, on average. Our company statistics for List-to-Sell Ratio expressed as a percentage are 96.28%, 3.1% above the board average!
In conclusion;
If selling you home is important to you, then DOM and List-to-sell ratios are also. By letting a ‘smaller' company like Exit Mountain Realty handle the details, you can be sure that your home will not ‘slip through the cracks' and will get the attention by well trained agents it deserves. I want to report on the state of the real estate market...
Last week it was like a switch was turned on. Where are all these buyers coning from? I had to stop and gather myself...this was fantastic!
All kinds of buyers looking at our properties, sellers calling wanting to list...
People all over town noticing our billboards and commenting on them in a positive way. Some of our closest friends are with other brokers offices and they are going under even as we speak. They cannot understand how we are affording these billboards and full page spreads in the magazines...
I think I have figured it all out, but I don't want to get ahead of myself...
It's hard work and perserverance...
It's doing what you say you will do...
It's going the extra mile in a slow market...
It's not giving up, not now, not ever...
It's believing in yourself and your company...
It's prospecting every day...
It's knowing that this market is going to turn...

As was forcasted, the White Squirrel Festival in downtown Brevard was again a smash success this year. I am proud of Brevard, it is a great place to be and live.
For those of you that did not make the festival, you missed great music and food in a great location. The music was free and the food was all reasonable priced and plentiful.
Yesterday I attended a local mushroom growers innoculation event...more about that later.

According to the local paper, The transylvania Times, Renova Partners are still going forward with plans to convert the site for a different use. The current plans may take one year to 15 months to clean up the site. The site is a 'brownfield'. It has many different contaminants that will be removed carefully and in a professional manner supervised by DENR.
As a member of the community, I am very glad that the Renova company is willing to take on the challenge of improving the site. In the future, the community will greatly benefit from the changes and if the development of the property goes as planned, there will be many benefits.
Some of the plans include offering a mixture of residential and commercial property. Stay tuned for more on this story as it unfolds.

The contract has changed!
When buying a home with a Realtor, you will almost always have to sign an offer to purchase contract. The new contract has many changes from the previous edition. Here are some imprtant facts about the contract you should know.
A good Realtor will make every effort to have effective communication between all parties and coordinate inspections and closing arrangements with ease. I use several systems at Exit Realty to keep me on track and close every transaction with ease.
The details are more important than ever with respect to the dates for loan application, inspections, loan commitment letters, and closing. I suggest the help of an experienced agent to take care of the details.
