If you are looking for Tampa Real Estate, or planning to relocated to Tampa, you will certainly hear about the "Plant High School District" . Here is another in my Featured Neighborhoods series on areas in the Plant High District in South Tampa.
Today, we'll chat about another popular South Tampa neighborhood called Parkland Estates. With larger lots and quiet, tree lined streets, Parkland Estates is located just north of New Suburb Beautiful, bordered by Morrison and Swann Avenues. On the east side of MacDill Avenue, you will find Golfview, a similar neighborhood, located on the North side of Palma Ceia Country Club, a private golf and country club.
A mix of older homes built in the 1920's to 1940's, along with many newer homes, you will find a nice choice of Traditional and Mediterranean Styles. Prices range from the $500,000's to several million for estate-sized homes, or golf course lots. Parkland Estates and Golfview are convenient to Downtown Tampa and Tampa International Airport...they are each less than 10 minutes away!

Hyde Park is Tampa's Historic Neighborhood. Located in South Tampa, just minutes from Downtown and running along beautiful Bayshore Boulevard, it is one of the most popular neighborhoods in 
town. Homes with large front porches, dating back to the early 1900's, sit on streets lined with grandfather oaks. You can walk to the shops and restaurants in Old Hyde Park Village, or jog along Bayshore. It's a very "neighborly", place to live, in the highly rated Gorrie Elementary, Wilson Middle, Plant High School district!
Prices for Single Family Homes range from the $400,000's to several million. The waterfront estates on Bayshore Boulevard are some of the most prestigious homes in Tampa.

The Latest News on the Tampa Real Estate Market, Tampa Neighborhoods and Tampa School Districts... In Hillsborough County, the 8th Largest School District in the U.S., 
school assignments are based on your home address. Florida schools are rated annually, with grades of A-F. While there are many school choices available with charter schools, magnet schools, and the International Baccalaureate programs, a house in one of the top-rated school districts, with an “A” rating, will have a better resale value than one in a lesser-rated district. Three of the district high schools have made the list of the “Top 100 High Schools” in the country. Special assignments to a specific school, outside of your assigned school, are available on a “space-available” basis. The School District has a very comprehensive website. Often, a listing agent does not include the schools assigned for a particular house, so you should check the district site before you make an offer. Even if you do not have any children, or are not planning to have children, the school district will affect your resale value!

Should you “Work The System” or try to “Beat The System”? Great advice from marketing guru Seth Godin, in one of his latest articles can be applied to the Tampa Real Estate market. Prices are the lowest they have been in years…far below the “boom years” of 2005–2006. At the same time, interest rates are also very low. That combination: low prices and cheap money haven’t occurred at the same time in decades! Some analysts say it has been 40 years! I certainly haven’t seen it, in my 14 years in Real Estate, or my 25 years as a homebuyer. Buyers have learned to “Work The System”…make low offers on several properties and ultimately get the “deal” of the decade.
And, not surprisingly, sales are up! Prices are down 10–20% over the same period last year in the Tampa Real Estate Market and Inventory is down 2% since January. When will we “bottom out”? Looks like we’re about there.
Sellers who think they can “Beat The System” are ignoring the simple law of “supply and demand”. Unless they want to “get in the game” and price their homes according to current market value, they might as well take their homes off the market and wait until 2013, when they can expect the prices of yesteryear.
Personally, I am “Working the System”…helping Tampa buyers and European Investors find the “bargains” in this market of “opportunity”. A recent buyer picked up a 3–year old property for $224,000 less than the last sale price! That was 35% below the price in 2006!
I have two words for buyers in the Tampa Real Estate Market:
