Located next to the downtown area of Tradition, Port St Lucie, Fl, the Promenade neighborhood has a lot to offer. I had an invite today to preview the new community by Tesoro which sits on the St Lucie River in Port St Lucie. It is a beautiful community of large Mediterranean style homes. Many sit directly on the river with beautiful views and docks for the ocean access waters. Located just off Westmoreland Blvd this Ginn Club Community currently features 3 models that can be customized to suit any taste. Since pictures speak louder than words, take a look at a few of the homes and their lovely decor.

Numbers are not in as yet for February but January numbers show a comparison between 2007 and 2008 sales. In January 2007 in St Lucie County there were 252 single family homes sold and 51 condos. In January 2008 there were 200 single family homes sold and 44 condos. a 27% reduction. But it is not to say sales are flat, perhaps just more to the norm.
The prices are another item. The single family home price dropped from a median price of $241,000 in 2007 to $175,300 in 2008. That is a drop of 21%. Condos fairly better with median prices dropping from $225,000 to only $200,000, a 12% drop (this seems to be due to the fact there are more newer units being sold, older units have dropped in price similar to single family homes).
Realtors are optimistic that the market will return to normal within the next few months. There has been an increase in activity and the prices seem to be steadying.
This is a great site to visit and keep up with the local school actives and announcements for St Lucie County. They have much improved the website and it contains some great pictures as well as articles.
