Preventing the Spread of Flu- Jackie Stewart- Prudential Select Ohio

What are the symptoms of flu? What are some measures that will aid in prevention of the flu?

Flu onset is sudden with chills, headache, stuffy nose, weakness, and muscle aches. You'll exhiibit a fever higher than 100.4 degrees Fahrenheit. Cough and sore throat will also be usually present. Diarrhea, vomiting, abdominal pain and or exhaustion can occur in adults but usually occur more commonly in children.

Pregnant women are among those considered high risk along with those with heart problems. Older patients--those over the age of 65 should also take precautions. Take extra care if you have a disease that supresses the immune system or if you're taking medications that do. Those with diabetes, kidney or chronic lung diseases are also considered high risk. In order to prevent the spread of flu to others, stay home if you think you may have flu.

Here are some common sense practices that will help to lessen your chances of catching the flu. Wash your hands often for at least 20 seconds. Singing Happy Birthday twice will help you determine approximately 20 seconds. Do not touch your face-- nose, eyes or mouth. This is one of the quickest ways to introduce the virus into the body. Keep in mind that handwashing is the single best preventive measure.

Cover your mouth and nose when coughing and sneezing. Use tissues or the crook of the elbow instead of hands. Wash hands with soap and water or use an alcohol hand cleaner after coughing, sneezing, or wiping or blowing your nose.

Its normal to worry about yourself and your family during flu season. Rembering these common sense practices can help in preventing the spread of flu.

Factors That May Delay First Time Home Buyers Transactions. Info Provided by Jackie Stewart- Prudential Select Properties.

The American Recovery and Reinvestment Act may provide certain First Time Home Buyers with a tax credit of 10% of the purchase price up to a maximum credit of $8,000 for the purchase of a qualifying primary residence if the closing occurs before a specified date, currently December 1, 2009.

In today's Real Estate Market, we are experiencing many events that unfortunately may delay a transaction. Even though buyers and sellers enter into a Real Estate purchase contract and agree on specific closing dates, there are obstacles today that are not controlled by Prudential Select Properties. The following are examples of some of these obstacles:

1- Bank Owned Contracts.

2- Short Sale Approvals

3- Damage Done to Properties That Need to be Fixed/ Repairs.

4- Utility Turn Offs/ Winterization

5- Deeds Not Prepared on Recently Foreclosed Homes.

6- New Appraisal Requirements

7- FHA Case Number Assignments

8- Volume of Government Loans in Process

9- Condominium Reviews.

10- PMI Approvals

11- More Loan Conditions Due to Banks Tightening Underwriting Standards.

12- Specialized Program Approvals (ie: OHFA, USDA)

13- Banks/Mortgage Companies Dropping Programs During a Transaction.

14- Banks/Mortgage Companies Going Out of Business.

15- POA's Needed On Bank Owned Properties, Where Banks Appoint Third Parties to Sign.

16- New Truth in Lending Act Policy (Effective August 1, 2009)

17- Home Owners Insurance Issues.

Prudential Select Properties and I want your transaction to ba a positive and successful venture for all, and it is our promise to do whatever we can to avoid such delays. It is however, our duty to inform you of possible delays which may extend the closing of your transaction beyond November 30th.

It is important that Buyers and Sellers use their best efforts to perform all actions (including applying for financing, conducting inspections, and otherwise preparing to transfer funds and title) required for closing in a timely fashion.
