Blue Angel Corridor (for this report I am looking at single family homes north of Hwy 98 to Mobile Hwy) Contemporary Homes - All within 10 to 15 minutes from the back gate of Naval Air Station Pensacola
There are currently 34 homes for sale at an average list price of $155,038. That works out to $84.15 per square foot. The median list price is $154,950 and the average days on the market is 131 days.
Since September 1st there have been 11 closed sales. The average per square foot was $71.20. The reason this number is low is because four of the sales were of smaller contemporary homes of less than 1,400 square feet. If you take out the smaller homes the per square price jumps up to $75.41. So lets look at those homes with at least 1,400 square feet. Before I forget, the four smaller homes were in the Springfield neighborhood.
Looking at the 7 sales since September 1st. The average was $75.41 per square foot and the average sold price was $151,857. The average square footage of the homes was 2,013 square feet of living area. The median sold price was $153,500 with a low of $125,000 and a high of $185,000.
This area of homes will put the homeowner in a position to get to NAS Pensacola, the Naval Hospital, the Veteran’s Clinic, the military shopping center all within 10 to 15 minutes. At the same time it is roughly 15 to 25 minutes to Cordova Mall, Sacred Heart Hospital, West Florida Hospital, and also Downtown Pensacola. The nearest beach is at Perdido Key. Pensacola Beach is about 25 to 30 minutes, (I make that drive many times to meet friends).
