The number of active residential detached houses has held at less than 4,000 for the past several months. This could be due to sellers that attempted to sell previously but have not put their houses back on the market. Some would say that there is a "hidden supply" of houses that could hit the market when consumer confidence goes to positive. When will this "hidden supply" hit the market? No sure answer but here is my take:

If interest rates see a trend upwards (inflation) then buyers will enter the market (those hidden buyers waiting on the economy) so as not to be left behind. Sellers will see this as a positive indicator that the housing market is rebounding and the "hidden supply" will hit the market. What happens afterwards???? I believe that the "hidden supply" will create an over supply of houses for sale.

Since January 1, 2009 there have been 26 closed sales of residential detached houses in the Cantonment area. This info covers the area north of Nine Mile Road and also includes the Beulah area.

Of the 26 sales 7 (27%) were distressed property sales. A distressed property is defined as a: Short Sale, Foreclosure, or Pre-foreclosure.

Trillion Bucks....so what is the big deal about a Trillion Sand Dollars

It seems that every time the government comes to the rescue their solution creates an unintended problem. And this creates another opportunity time for the government to come to the rescue and have new unintended consequences. Just wondering how the real estate market will be impacted.

Trillion Dollars = Borrowing money to fund the $1 trillion = Paying interest on top of the $1 trillion (like financing a 30 year mortgage, the number the closing agent doesn't want you to freak out over) = Treasury Bond rates go up (because we are a risky investment) = Long term mortgage rates increase = less borrowing for financing real estate = delaying the intending economic recovery = job losses or stagnation = no economic momentum because of a lack in consumer confidence = less ingenuity = less money to the government (maybe a good thing) = another government solution......and the Beat Goes On. The question I have for myself is am I completely off the mark.

How about the following as a solution:

Eliminate Cap Gains Tax = more jobs, more risk taking (calculated), more capital, tide goes up, momentum, more investing.....

Put a moratorium on withholding tax for three to six months...this will have an immediate impact on people's take home pay and create momentum.

"Let the rookie pitcher work out of the jam.....stay in the dugout coach...." And as a real estate agent all I can do is adjust to the market condtions.....and do the best possible job for my clients.
