River View, Riverfront, in the River!

Hoback mudslide 1Real estate in Jackson Hole tends to be expensive, but here's some bargain property! Last Friday, this parcel had a lovely view of the Snake River. By Sunday, it was riverfront property, and since then, it's been heading downstream...

What doesn't end up in the Snake is being hauled off by the Wyoming Department of Transportation. The heavy winter snowpack and wet spring caused this drainage to slide off the hillside, blocking Highway 89/26 between Hoback Junction and Alpine. The slide covers 300 feet of the highway, is 40 feet high, and extends over 2,000 feet from the top of the slide to the river. Highway engineers estimate it will take a week to clear it off the road, once the slide quits moving. At one point it was moving at a foot per minute, but as of today, it was down to a foot per hour.

So is it still real estate if it's moving?

The second Saturday in May each year is the annual Town Clean Up, sponsored by the lunch Rotary Club. Jackson Hole is covered in snow from November to April, and when it finally melts, the roadsides have accumulated a lot of litter. Who still throws garbage out of their cars anyway??

The Rotary Club sponsors a cleanup day every May. The day starts with coffee, juice and donuts on the Town Square, and then friends and businesses all set out for different areas of town and sections of the highway. Trash bags are donated, hundreds of people show up to participate. The work only takes 2-3 hours, and then everyone meets back at the Square for a huge free hamburger cookout, live music, and storytelling.

Everything is donated, so all you need is a good attitude and some work gloves.

Our best find today was a small bottle of nipple cream. How exactly do you lose a bottle of nipple cream on the side of a highway?

Jackson Hole: As nice as Abbottabad?

From the Yahoo News story about Abbottabad:

"Abbottabad is a mountain city of approximately 120,000 people in the northern region of Pakistan. It has a reputation for greater tolerance than many other cities in the conservative northern region—largely because it has been home to many foreigners and outsiders over the years. It is a retirement town known for protecting the privacy of its wealthier inhabitants—the Jackson Hole of Pakistan, to put it in American terms."

Well, they say any press is good press, so I guess I won't complain. But for my money, Jackson Hole is home!

David Topples Two Goliaths

Contour Properties had 52% of the market share of commercial real estate transactions in Jackson Hole, WY for 2010.There are two very large real estate companies in Jackson Hole, and a host of smaller ones. Sotheby's International Realty, with some 119 licensed agents, loves to advertise their dominant market position, created, of course, by virtue of the number of agents in the office. The second largest firm, weighing in at around 88 agents, is Jackson Hole Real Estate Associates, and their advertising emphasizes that they are the largest locally owned real estate company. They both love to tout their international affiliations.

Contour Investment Properties has three agents in Jackson. And it turns out, it's not how big you are, it's what you know and what you can do. And Contour Investment Properties knows commercial real estate.

Jackson Hole: 115 West Broadway / The Roundup Building

115 West Broadway, Jackson, WYIt's the end of an era for this historic building in Jackson Hole, and the start of a new one. The Roundup building, as it has come to be known, was originally built in 1947 as a small retail store. In 1980, the original 1,750 square foot building was enlarged to over 12,000 square feet. The original structure was retained, and a new building was added on to the back of the first building.

One tenant occupied the building for the virtually all of its life: The Roundup. The Roundup sold cowboy boots and hats, and for the last 30 years, lots of postcards and tourist-oriented Western themed kitsch. Alas, all things come to an end. The Roundup's lease expired at the end of 2008, and the family that had owned the building all those years sold to an investor. The economy ground to a halt, and that investor decided not to pursue his plans of a remodel, instead reselling the building.

That new owner takes title to the building tomorrow, and plans to restore the building. It will be renamed Wort Plaza, reflecting the grand historic Wort Hotel directly across the street. New tenants are negotiating terms in the space, which should be open for business this summer.

And so a new era begins!
