How to Talk Like a Local

Grumpy BirdI live in Jackson, WY, also known as Jackson Hole. Jackson is full of people whose opinions count more because they were born here, or even better, because their grandfather was born here. [Wait a minute, I'm hijacking my own blog...back to the topic at hand] Sadly, I'll never be a "local", since I only discovered Jackson in 1999. But if you come to visit, let me give you a few hints on how to blend in a little better... Come a little closer...

It's all about knowing how to pronounce things. For instance, the Teton mountains are NOT the Teetins, they are the Tee-Tahns. And if you have to drive up over Togwotee Pass to Dubois, you should tell people you areTown of Jackson, WY heading over Toe-guh-Tee to see your friend in Dew-Boys. Just head north on the highway out of town, past Gros Ventre Junction ("Grow Vaunt") and keep going past the airport ("Airport" - we're not that dumb!) To really impress your new friends in the brew pub (where the real locals go), don't say creek, 'cause in these parts it's a crick. For instance, I live in Hoback Nation (although the map says it's Hoback Junction), which is south of Game Crick and Horse Crick.

So drop by, and look me up. I'll meet you for a beer at the pub, and we can talk about how great this place used to be before people like us got here. ;)

It's Cool To Be Noticed

At our Rotary lunch meeting today, our guest speaker started out by saying "It's cool to be noticed." That struck me as such an innocent and revealing comment, and such a true one as well. The speaker was a high school girl being recognized for her hard work in overcoming a difficult family situation and doing well in school. For her hard work, 100 people stood and clapped, and gave her an award.

Jackson Hole Property Taxes

Wyoming has a well deserved reputation for low taxes, having no state personal or corporate income tax, and having a very low property tax rate. Here's how to calculate property taxes in Jackson Hole (Teton county, Wyoming).

Property taxes are calculated by multiplying the mill levy by the assessed value, and the assesed value is equal to the market value times 9.5%. The mill levy is generally given as an amount per $1000 dollars of value, so before multiplying the levy by the assessed value, you should move the decimal point on the levy to the left by three places. Here's an example.

Let's say the property is worth $1,000,000, and the mill levy is $57.42.

Multiply $1,000,000 (market value) by 9.5% to get $95,000 (assessed value).

Now multiply $95,000 (assessed value) by 0.05742 (mill levy divided by $1,000) to get $5,454.90 (annual taxes). That's it!

By way of recognizing how low that is, the annual taxes on that property work out to be just over half a percent of the value of the property, while in Texas, the taxes would be over 3% of the value of the property.

The county treasurer's website will not only tell you the amount of the current taxes, but whether they have been paid, and what the taxes for the past few years have been. Are yours paid up?

Market Downturn Affecting More Than Homeowners

One of the largest and oldest real estate companies in Jackson Hole closed their doors today. The 89 agents and several staff members with Real Estate of Jackson Hole became homeless today, as a dramatic slowdown in residential sales over the past year rendered the company unable to meet their overhead requirements. Many of these agents will likely exit the business, while others will be absorbed into other firms, and a few will open new smaller brokerages.

This is a trend seen around the valley, with every aspect of the real estate business sharing in the downturn. Developers, contractors, real estate agents, title companies, and appraisers are all reducing staff and laying off professionals. This latest closing will also have a significant impact on our newspaper, which was reportedly receiving over $1 million in advertising dollars annually from the now-defunct Real Estate of Jackson Hole. It is a time to focus on the essentials of business and to cut all unneccesary overhead.
