I'm sure we have all received this via email. Well this is the first scam that has been sent to me via active rain.

As you know the transaction involves a lot of money and I will like you to confirm to me your sincere willingness and your capability to handle the investment of the money in your country because I have no experience of business investment. I will want us to invest the money in real estate and five star hotels or any other investment you will introduce in your country.
Secondly, I will need to introduce your name to the bank as my late father foreign business partner who is to receive and invest the money in his country so that the bank will contact you and transfer the money to you. As soon as the bank transfers the money to your country you will help me to come over to your country to continue my education why you invest my own share of the money on my behalf. At this point I will like you to tell me as soon as you received this message the percentage which you will take for helping me in this transaction.
In case you want to see and read the deposit documents of the money in the bank; you let me know in your reply mail so that I will scan them and send to you through email attachment.

Please welcome a new member to the Active Rain Community. She just joined our Real Estate Brokerage (Realty World Global) recently. Her name is Mariana Guidero, and she was a past client of mine and she decided to get her real estate license. Has anyone else encountered a lender negotiatiating a short sale that will not allow any seller concessions. I just found out today that Bank of America will not allow any credit for closing even if the buyer goes above the approval amount.
I actually lost this buyer today and was stunned that they would not entertain the offer even though they are going to net more than the other offers I have. So now I'm scrambling to find a buyer to help close this short sale soon.
I learned something new today I hope you did too.
I have done mass flyer emails before and this is the first time it has happened. I logged onto THIS SITE and I completed a simple flyer like all of us Realtors and Loan Agens receive on a daily basis and picked out the cities I thought would be interested in my listing.
After I completed everything and pressed send I recieved one confirmation email saying my order was processed and another email showing me what other Realtors would see on my flyer. I would say about 4 hours passed by and I received a phone call and this guy I could tell was upset. He told me to stop sending him emails and I tried to explain to him what happened and he kept cutting me off so I had to give him the dial tone.
I recieved a second call and it was another agent telling me to stop sending him emails and I told him it was out of my control and that I would email or call the company to have them stop sending them. At this point I thought he seemed reasonable but I eventually had to hang up on him too.
Today I received a call form another Realty World office in San Jose and this agent was very understanding and just wanted to give me the heads up.
Has this happened to anyone else before and how can you prevent this, or a good recommendation on flyer email ads.

Today I closed on my first direct Active Rain lead today. It was a short sale listing in Pleasanton. I'm very happy for the sellers because they have a lot of weight lifted off of their backs. This was a quick short sale approval in my opinion since there were two lenders and they were both taking a huge loss on the loan. The second asked for a lot of money and finally settled for less and the first was cooperating for the most part. We were able to market the home for 46 days before we went into contract and closed approximatley 28 days days after going pending. I want to thank Active Rain and my sellers for making this opportunity available.
