OH WHAT A WEEKEND AND A MONDAY NIGHT its been....

In my last post I was whining how I needed my phone to ring.. Guess I should of started whinning sooner..Friday I hit the ground running. I had my first email at 915 from trulia. It was a lead about a condo I had. I called the lady and she was amazed I called so quick. She actually was still on Zillow looking. They wanted to come down from Atlanta Sunday morning and look for a condo. I asked if they thought about getting pre approved and she responded that we had a preapproval letter from our bank for this amount. I told her she didnt need to look on Truilia anymore, Give me your criteria and Ill have you in 5 minutes an email with all that meet it. I told her in the time frame she gave me pick out the beast 7-10 and we could see them in that time.
Then I got an call from a lady I have been emailing with about selling here property since around November. She was gonna try an FSBO first well she was ready to list this 500K property with me..I set an appointment up at her convenience which is 2PM today.

The about noon my phone rang off a 1st time buyers add I ran. He was interested in this 80K townhouse I had listed was about 25 years old had a job.. a 650 beacon.. I asked him when it was good to see it he said Sunday I made it late afternoon so I could make sure I finished with the other folks.

Then the young couple I was working with called me they had 7 more properties they wanted to see Saturday if I was available around 3pm.

Boy was I just Giddy!!!!!


Well all Friday afternoon I was busy scheduling appointment. Again Sat morning I was finishing setting the condo appointments she wanted to see. The Sat afternoon we went house looking..well after about showing this couple now 40 or 50 homes over the months and yes we had made a few offers that we got beat out on..Well I decided to take them back to a house that they had seen before that was second on their list once before. We got their just before dark and walked it.. it had everything the wanted...a extra garage for his photography studio. a huge yard. a screen in porch...tons of storage space...but she didnt like the kitchen a lot...they talked for a while we diced to make an offer and I was on the phone with the listing agent till 830 pm and we reached a deal....Boy what a day.. I was whupped...went home and crashed with my poor puppy.

Got up Sunday Morning met my couple from Atlanta. about the 4th thing we looked at they said WOW!!!!
we looked at the rest all the time they are talking about this unit...So I say would you like to make an offer on it. It happened to be a foreclosure and was actually priced right....

The next statement made me laugh inside..lol....This unit was on the 13th floor I think.. He says well the 10th floor is my height limit. after that I dont feel comfy.....They choose these they walked on the deck and had laughed about it.. but we had only looked at 2 units under the 10th.. He said find this between the 4th and 10th and we would be interested... Well they went home I searched the MLS and found one on the second and this one...they want me to keep looking for them....but he I got a new customer...

Then I met the young Kid that afternoon looked at the townhouse he loved it. I sent him to a banker I use for 1st timers she is great with them.. Hope to hear back from him today...

Monday day was a decent day at the office got a bunch done....Met a friend around 430 we sat around chatting went for dinner and then she wanted to head over to a friends... and then the excitement began.....





what a night...I went with a friend to a friends house we knock on the door this man completly nude man answers the door...and I dont mean just some man a 91 year old man...lol...he was a practicing nudist and owned the place her friends lived. we all sat around for hours talking...he was telling how he had sex several times a day with several woman...lol.. a 91 year old man....he should us a experimental drug the VA has him on....

and the roomies vouched for this..

But you know what astounded me the most.. we actually talked to this man for almost 3 hours about religion.. government... the economy..real estate....he had been a Dr a minister and on and on thru his life....his knowledge was vast but he never missed a beat.. I think at 50 my mind is worst then his....he was 91!! and had a mind of a 30 yo.

and know what he kept telling us it was from.....yes sex...said everytime you empty you sack and produce more you rebuild testerone and so he rebuild testerone 4 or 5 times a day. He had a full head a gray hair.. his skin was saggy...but his mind.......said he was immortal and was not gonna die probably before me.....he says that the VA doctors are studing him...lol......

MAKE THE PHONE RING!!! Other then working on the short sale pulling my hair out with them my new I phone is sitting silent.....NO ONE IS CALLING.. not family not friends not clients......today was dead!!!!!!!

Well I got my expired letters typed..read some good articles on this coming years market...got 1 email for a listing appointment next tuesday at 3........solid my I phone 4 on craigslist in 2 hours.....wish my homes would sell that fast..lol.....checked my website.. only had 16 hits today.....

DID THE WORLD END TODAY????? CALL ME SO I KNOW IM STILL ALIVE...LOL......


Well on the good side I got my bushes trimmed.. my new dishwasher installed all my listings updated...just no new clients..sales..or listing contracts today... come one I have to do 1 a week!!!!!!and the weeks about over!!!!! Hello???? anyone out there???

I have been working this short sale with Hancock bank since Nov 1. I still cant get past the initial inputer. She called me last Thursday and said she needed a few more things I got them all for her except a 40506 t form. She promised to send it to me last Thursday and I have called her everyday and left voicemail for here that we need it. Yesterday the buyer sent a cancelaton request...GRRRR I have asked for a supervisor and they keep telling me one is not available!!!! come on now..What kind of bank is HANDCOCK BANK!!!! THEY DONT CARE ABOUT THEIR CUSTOMERS. To think the FDIC took over Peoples bank and put these jokes in charge....just another bank gonna go belly up........

THE LAST FEW DAYS HAS BEEN KINDA SLOW AND SMOOTH HERE IN PANAMA CITY BEACH..I LIKE IT BETTER WITH WAVES...just worked in the office Monday and Tuesday. Had a few floor calls...got my expired letters done
Could not get Sprint to replace my defective phone. They wanted me to pay full price for the exchanged phone and would credit my account back once they recived it. THAT IS SO NUTS give SPRINT $500 for a phone I paid $100 for and then they were gonna charge me a restocking fee of $39...all this for a phone that did not work when I recieved it.. come on.. Great customer service guys. I have been with them 9 years!!!! Well now I am a Verizon customer. Have a friends old style phone to use till my new one gets here. They told me the phone I wanted wouldn't be available for 10 days....but you know what I get an email last night saying its been shipped overnight to me..WOW.. now thats smashing your expectation... in a good way..lol.....
Nothing else to really report today..lol... so have anice day sailing....
