About six months ago I started a relationship with an out of town buyer. I posted an ad on Criagslist and received an email a few days later from this guy. He tells me he is an investor looking to flip homes in Syracuse and needs an agent. At first I think this is a joke, what are the odds?? I email the guy back and he calls me within 15 minutes. We talk on the phone for a while and about two months later are writing our first offer and 2 months after that are closing on our first home. I guess part of the point of this blog is to respond to any and all emails or responses you get you never know which one is real.
I spent the last two months overseeing the actual work on the house with my partner. It was a lot of work! We even painted a little for him. Well after a few arguments and a lot of work we have finally listed the house. It is beautiful! We turned a one bedroom home with a gutted second floor into a 5 bedroom home. I have a video up on youtube if you are interested I can send you the link. As soon as we get this one sold we are ready to move on to house number 2.
Flipping a house is a lot of work. Our first one was quite the learning experience for both our client and ourselves. Don't overlook anything and go through the home with a fine comb. Also don't forget a budget for landscaping to pretty the place up!
I am not sure about other areas, but the market here in Syracuse is HOT. I am working mainly with first time home buyers, but there are many of them out here. I keep hearing other agents saying how dead the market is and how there are no buyers out there. People get out of the office and go look for them!!! I get the majority of my clients off the web and there are a lot of them. First time home buyers make take some more work, but it is worth it. These buyers becoming raving fans instantly and refer their friends.
