If only you had what? Did you or do you still find yourself saying (maybe not out loud) if only I had a personality like---, or if only I had a vehicle like---. You can add or subtract anything in your imagination to substitute for anything you think would help you. Maybe it's a better education, whatever it is or whoever you're trying to emulate think for a minute. Did you ever give any thought to who you're trying to copy? They might or still maybe having the same thoughts and even about you?
I don't know of a lot of people who are completely satisfied with their life. I do realize they are out there but most people have the same thoughts and desires as you. Maybe outside their not showing it but inside they have doubts about each and every day. Can I sell that property; can I get that listing, what happens if I don't get that sell? Will I be able to pay the electric bill, car payment and so on?
As my old captain said; "Be careful about what you ask for you just may get it." You don't know what kind of obstacles the other person is up against so be careful on what you ask for. See you tomorrow until then remember; "It's a great day to buy or sell a home."

You all have heard it before or even said it at one time or the other. The old phrase "I don't care what (so and so said) I think your (such and such) or something to that effect." But man to put it in writing and then to send it in an email to your broker knowing that the broker will forward it to the person you made the reference to is quit essential to suicide (justifiable) I might add.
Then to top it all off the other broker writes the checks so the bonehead might just be waiting a few hours longer (not really) for his check. Here is his entry and immediately following is the entry of the broker's response.

Okay this is the guy I've written about time and time again. He and I played golf over the weekend and I posed the results Monday. I'll call him Mr. Y. He is a true gentleman and I enjoy being around him. I learn from his experience. He always has a smile and nothing shakes his sense of humor. He has helped me in so many ways I cannot begin to list them so I won't even try. He's still a bonehead but you can't be perfect until next time remember: "It's a great day to buy, sell or lease a home."

Man let me tell you I had it all planned out. Right out of the box it went to h... in a hand basket on the first stroke but perseverance and determination meant nothing... The golf gods were just not going to co-operate and that's all there was to it end of story? Wrong!!! It was so funny you just had to be there. I know I can't put it to paper like it was but man oh man it was worth the admission... so here goes a try,,
It all started the day before. I had mentally prepared myself for the game and was relaxed and ready. After having a productive day at work I was just getting ready to leave and the phone rang. I had a new client^&^%$$ me a new client handed to me in a basket&^%$%^^%. He had researched what he wanted had the MLS numbers and needed the property by the end of May.. He wanted to start looking tomorrow morning, but wait that was my golfing schedule and unless it was a family member sick nothing was keeping me from this one. We made arrangements to look at properties Sunday after services that one solved... YEA!! On my way out the door the receptionist stops me..James I just remembered the name on the guy who called (your new client) he called in earlier and I gave it to (name). That's okay with me now I have nothing to distract me I can concentrate solely on the game. I left the information at the office and started to drive happily home.
Before I got home the phone rang and now I have two showings the day of the game and also the agent said I can have the new client because he's too busy and maybe because he knows I'm not selling a lot. Anyway now I have three things to occupy my mind other than the golf game sweet dreams.
Day of the game::
Clouds make everyone wonder if we'll get 18 in or not but we shall overcome so off we go. I tell you we were the first off and it looked like the keystone cops. We were all over the fairway and sometime we did not make it past the ladies tee box and you guys know what that means!! Not a pretty site (mental picture)...The agent who was riding in the cart with me asked if he could hit my driver and I know this guy can hit a 300 yard drive so I said sure but if you scratch it you bought it and he said without blinking an eye sure (knew that strategy didn't work) darn.... I never seen anyone that could hit a chip 80 yards over the green with a gap wedge only 20 feet from the pin nerves I guess.
I told them anything under 100 was a good day on the course and I did not make it... maybe basketball would better suit me? Remember "It's a great day to buy, sell or lease a home"

Want to take a gamble? What is it worth to you? Let's see I'll bet your home, car and 401K against a roll of the dice...want to play? Why not, you do it every day to a certain degree think about it.
When you make that first phone call until you make that last call each day there is no guarantee. How about that listing presentation how many have you lost? I have so I know how it is there is a difference in me and I'll tell you what it is.
Every time I make that call or go to that listing presentation I do not expect to go out without the listing appointment or listing when I get to the home. Call it what you want I have some names for it that I cannot write at least not in this venue.
You take a gamble every day if you're reading this apparently you have made all the right decisions. To survive in this market (I do see it turning) I take my hat off to you. You rolled the dice and came up a winner whatever your doing just keep it up. Looking forward to a record breaking 2009 remember: "It's a great day to buy, sell or lease a home."

This is a quotation by Anon and how true it is. I don't know when it was written nor does anyone know who but we'll explore the statement a little. When you look at the prospect list, pick up the phone, knock on the door, present your listing presentation what results do you expect? Some of us expect a 1% and some as high as 10%. I'm not foolish enough to expect 100% return but that's what I strive for. If I connect with 30 out of 100 calls I fully expect to get 30 listing appointments. If I expect the high end of 10 than that is the consequences for listening to the (so called) experts.
Break away and expect a higher return, do not settle for the consequences go beyond and reach for higher standards the next rung in the ladder is only a step away. Have a great day remember: "It's a great day to buy, sell or lease a home."
